Our client is a leading, established, reputable and expanding property consultancy that requires an enthusiastic and experienced Director & Head of Property Management to join and lead the commercial property management team.

The property management team extends to 20 members of staff, including facilities management and a property finance team. The portfolio of managed properties extends across the Northwest, with more than 1,000 tenants under management.

The company has an excellent regional and national client base, strong industry contacts and a highly qualified and professional team, becoming a successful and dynamic firm of Chartered Surveyors and Property Managers, and provides the full range of advice on all property matters including Agency, Rating, Valuation, CPO, Planning & Development and Lease Consultancy.

The Role

Our client is looking to appoint a dynamic leader who is also an accomplished business developer, to head up and grow its\xe2\x80\x99 Property Management Team, taking overall responsibility for the dedicated Management Team, its\xe2\x80\x99 Portfolio as well as business development, whilst reporting directly to the Senior Director.

Key functions and requirements of the role will include but will not be limited to:

  • Advise colleagues & clients on relevant management issues.
  • Oversee all relevant 3rd party advisors/contractors.
  • Responsible for business development of the property management function.,
  • Work closely with clients on all asset management initiatives.
  • Oversee the preparation of annual service charge budgets for the managed mixed-use portfolio.
  • Oversee the issue of rent and service charge demands on agreed basis.
  • Co-ordinate with relevant colleagues all property transactions including rent reviews, lease renewals, sales and purchases etc.
  • As well as leading the department, this is a hands-on role which will include the personal ownership of a portfolio of clients and associated Property Director duties.
  • You will be responsible for the overall Departmental Performance, in respect of profit, service and compliance and lead the team through a growth agenda.
The Person
  • MRICS/FRICS qualified
  • Shall possess strong Property Management experience, across all property sectors.
  • Will be able to demonstrate strong commercial and business development skills as this role will be responsible for the Departments marketing plan and contract negotiation.
  • You will have the depth and breadth of experience in property management to fully develop the processes, systems, and commercial proposition of the Property Management Function and to provide added value services to the client as their asset manager.
  • You will have the leadership skills to manage change, especially growth and to develop the team.
  • A well-rounded individual, with good commercial acumen.
  • Some general knowledge and understanding of agency, valuation, development etc. is beneficial, but not essential.
  • The ability and experience of generating new good quality business within the team and for the company.
  • A good understanding of relevant & current financial and legal matters
  • High attention to detail
  • Personable, being a team leader and a team player.
