Estates Department





The Estates Department comprises the Estates Bursar, Secretary to the Estates Bursar, Estates Maintenance Manager, 2 x Building Services Supervisors, 2 x Building Surveyors, Maintenance Supervisor, Residential Property Co-Ordinators, FF&E Manager and Administrative Support. The trades' team includes approximately 24 personnel comprising Plumbers, Heating Engineer, Carpenters, Electricians, Painter & Decorators, General Builders and Labourers.



In Addition the Capital Projects team comprise of Head of Capital Projects and a Project Manager.

Key purpose of the role





To maintain and supervise the day-to-day running of the trade team (electricians) to a high standard in order to carry out all appropriate electrical repairs, maintenance and improvement in all College premises.



To use your knowledge and skills to resolve routine problems and to apply this to facilitate the training and development of staff and any apprentice positions as required.



Take an active role in the development, improvement and design of minor works and projects across the College site as required, commensurate with your general level of responsibility within the organization.

Key Responsibilities







Work Planning and Scheduling:



Assist the Building Services Supervisor (Electrical) with the day-to-day prioritisation and allocation of routine repairs and improvement works / projects to trade team staff. Assist the Building Services Supervisor (Electrical) regarding the specification and procurement of necessary materials for routine repairs, minor and planned improvement projects and order goods and materials as required. Ordering of day to day materials to maintain stock levels. Liaise closely with other team leaders and EMS regarding multi-trade project work schedules and variations. In conjunction with the Building Services Supervisor (Electrical) produce suitable work schedules, specifications and costings for in-house minor and planned improvement projects.

Administration / Other:



Ensure the efficient use of resources. Monitor use of consumable items, materials and spares. Gather and record information as required to develop data and analyse past usage and timeframes. Make recommendations for improving the best use of resources. Maintain NICEIC registration including preparation for inspections Maintain the correct level of qualification and training to fulfil the qualified supervisor's role. Assist the Building Services Supervisor (Electrical) to ensure that the trade team paperwork as required is completed in an accurate / timely manner. Day to day monitoring of work quality and output within the trade team, reporting any observations / concerns to the Building Services Supervisor (Electrical) Assisting with the assessment of applicant competency, capability and suitability during the recruitment process. Undertake annual performance reviews with staff, and motivate staff to continuously develop their technical skills and promote and develop their skills. Assist with the management of the departmental Training Plans as required. Assist with the production of annual budgets, providing quantifiable data to support financial expenditure and for capital expenditure requirements, if required.

Safety:



Be fully knowledgeable of the Health and Safety regulations in the area of responsibility. Ensure compliance with all statutory, legislative and health & safety requirements relating to the post holders areas of responsibility. Possess a thorough understanding of legislation relating to chemicals and dangerous substances, use and storage. Facilitate and promote a safe working environment for members of the Estates team, College staff, pupils and visitors. Play an active role in the preparation and review of Estates Health and Safety risk assessments. Ensure that members of the Estates team follow safe working procedures at all times including the appropriate use, storage and maintenance of PPE and RPE. Participate in Accident / Incident investigations and reviews as necessary.

General Tasks:



General fault-finding and rectification of electrical defects. To undertake electrical installation work in accordance with responsive, cyclical and planned maintenance requirements. To complete electrical inspection and testing in all College properties, identifying any defects for repair and maintenance. To complete portable appliance testing and repair. Installation of new electrical services and associated fittings in teaching & administration areas, laboratories, boarding houses and residential dwellings. To become familiar with common faults and defects with College intruder / fire alarms, emergency lighting and access control systems. The installation, maintenance and repair of kitchen and laundry equipment including cookers, washing machines, dishwashers and extractor fans. Alteration of existing equipment and fittings to enable other trades to work. Ensure safe and efficient use of all machinery, materials and tools used in connection with job role and follow safe working practices at all times. Leaving work places clean, tidy and safe at all times.

Heights/Enclosed Spaces



You may be required to work at height and in enclosed spaces. All safety equipment will be provided by the Estates Department.

Additional Duties





The main role of the Estates Department is to support the school in its daily work. You may from time to time be required to assist with preparations for summer school, other activities, and special occasions.
