We are looking for an ambitious and personable individual to join our team as a
New Homes Site Sales Manager
across our
Gloucester New Homes Department
.
In this role, you would be responsible for the marketing and selling of new home development sites. You'll conduct viewings, sell from site plans and show homes, negotiate offers and ensure that completions are achieved in a timely manner. You'll build long-term relationships using effective people and communication skills while maintaining the highest standards of customer service. You'll do this in conjunction with both our Land & New Homes Department and with the developer's procedures seeing the process through from site set up, to completion of sales and handover of plots.
This role will be office-based managing site sales for a handful of developers at different locations, sometimes with site staff to manage.

Key Responsibilities of the role:
To report to the Regional New Homes Sales Manager.
To be responsible for front line customer service; registering applicants and listening to their needs.
Prepare reports for and attend regular sales meetings with clients both on and off-site
Pro-actively create and prepare marketing campaigns with assistance from RSM and in-house marketing team.
Take active part in regular client-relationship management
Attend show home launches and open events as required
Create VTs and other interactive campaigns
Play a key role in business generation by calling through our existing database of clients.
To actively encourage the applicant to view suitable properties through constant communication, and by arranging and conducting viewings.
To prepare marketing material for Land & New Homes using the sales brochure and information the developer provides, paying particular attention to validate the information. You will be recreating them in our own format producing plot specific and generic entries on Rightmove
To ensure stock properties, show homes, garden and sales office are maintained to the expected standards and keep brochures, price lists and other material in stock.
To sell off plan. You will need to be able to read site plans and demonstrate a property by creating an image and life style using tools available to you. Maintain and update plans/spec sheets in relevant files as the site progresses
To proactively collect feedback from applicants in a timely manner and feed this information back where necessary.
To receive and negotiate offers. Following the acceptance of an offer, produce customer letters.
To ensure all customers are fully aware of the process they are entering into, including the costs and financial implication. Confirm they are aware of the support and services that can be sourced through the Andrews Property Group network.
To progress the sale from offer through to completion, ensuring regular communication is maintained with vendors, purchasers, solicitors, etc, and to ensure that sufficiently detailed notes (Inc. emails, documents, etc) are recorded and retained within the operating system.
To deal with any problems arising during the sales process, taking appropriate action as required. To update the Regional New Homes Sales Manager by way of regular communication so that the matter can be dealt with in accordance with procedures.
To maximise business efficiency through effective diary and system management, ensuring we make the best use of our time, and work to suit the needs of our customers.
Ensure you understand your branch and personal KPIs, to lead to achieving and exceeding the figures required to satisfy the branch performance.
The Successful Candidate will have:
Previous New Homes Estate Agency experience and knowledge of the local area/property market would be desirable, but we consider candidates with transferable skills and background in property
Outstanding customer service and communication skills.
A self-motivated and positive attitude, even when working under pressure.
Excellent organisational skills, and an eye for detail.
Passion for the property sector and a desire to learn.
Familiarity with the use of IT systems.
Their own transport and full UK driving licence.
Please note - A driving license is essential in consideration for this role
