Location: ScottishPower, 320 St Vincent Street, Glasgow. G2 5AD
Salary from 44,800 with up to 10% Annual Bonus and Single Healthcare
Permanent/Hybrid

Purpose
Providing an Estates, Land, Buildings management and professional advisory service to all relevant stakeholders within ScottishPower Renewables, the position of Estates Surveyor involves the management of a mixed portfolio of heritable and leasehold property interests on behalf of ScottishPower Renewables business segments, which includes liaising directly with senior managers, key stakeholders and external third parties.
You will contribute towards the continuous development and improvement of the Estates function, which will lead to the increasingly efficient and effective operation of ScottishPower's property portfolio.
Responsibilities

Advising business units and site staff on the practicalities of land obligations set out within leases, consents and statutory obligations affecting the built estate, providing advice/assistance to facilitate and maintain a good internal and external relationships, you will negotiate with landlords/landowners and tenants on lease acquisitions, renewals and rent reviews, ensuring any notices are served in the correct and timely manner.
Managing the Estates revenue and Capex expenditure, working with finance colleagues in the administration of budgets, you will advise on, and acquire, all new ScottishPower land and property interests, disposing of surplus assets and rationalisation of existing ones, in line with our overall property strategy.
Appointing and managing external Surveyors and Advisors where necessary, you will actively seek out opportunities to rationalise the overall ScottishPower Renewables property portfolio, through working with all relevant stakeholders to identify surplus land for disposal and pro-actively identify opportunities to add value to the operations of ScottishPower Renewables.
Implementing the Land and Estates department strategy, providing enhancements and improvements to delivery and reporting, you will hold a key role supporting Business project teams to ensure goals are met, ensuring no adverse impacts to land delivery requirements for projects.
What you'll bring
To be successful in this role you will need to demonstrate as minimum, an agile, dynamic and innovative approach to meet demands of a varied group of stakeholders ensuring optimal delivery whilst cognisant of mitigating risk, setting precedents and the impact of delays to large infrastructure projects.
Possessing experience in working collaboratively with internal and external stakeholders, which includes Project Managers, Solicitors and external industry peers to deliver strategies, objectives, policies and procedures designed to achieve the highest performance levels for a land and property portfolio, you will be comfortable presenting and influencing, demonstrating your robust knowledge, experience and technical skill to garner confidence and trust.
With your commercial property experience, as well as your proven track record delivering land rights, you will hold the ability to promote professional standards as well as being a key role model across the ScottishPower Renewables organisation.
Supporting with the delivery of targeted opportunities for savings, divestments and development across large, complex portfolio generating capital receipts and removing financial and environmental liabilities, you will hold strong team working credentials to help develop and execute Real Estate strategies across ScottishPower Renewables.
With full RICS membership with a relevant commercial discipline (e.g. General Practice), consideration will also be given if you possess a relevant RICS accredited degree, are currently working towards or have enthusiasm for gaining RICS Membership.
You will comply with legislation such as the Electricity Act 1989, Electronic Communications Code 2017, Landlord and Tenant Act 1985, including all property legislation such as Asbestos regulations, DDA and Planning.
