To manage the M&E Facilities Service Provider to effectively carry out PPMs, planned and reactive works and improvements across all Stations. Ensuring best value is achieved on the contract via quoted approved works. You will carry out QS and Audits of work completed to ensure value for money, best practice, current standards, installation and quality of workmanship.
To manage and direct SWR Contractors in support of M&E works across stations.
Support the Station Facilities and Asset Team with the management of other Customer Experience/Station Property related contracts and activities as they emerge.
Your main responsibilities will be:
To manage the M&E Facilities Contractor and Subcontractors. Provide the required management, safety, and technical support.
Ensure that planned and reactive work programs by Contractors are delivered as planned to ensure SWR maintains its legal compliance in all areas of responsibility.
Carry out QS and Audit process for Station Property on the M&E Contract, ensure best value for money.
Review, confirm and approve period invoices/payment submission under the M&E Contractor
Manage Contractors to ensure they meet all SWR requirements under the five business pillars through standard contract management process.
Manage the M&E interface with Network Rail, ensuring the correct split of responsibilities between the organisations.
Manage Contractors to deliver excellent customer service while ensuring continuous improvement opportunities are identified and explored at all Stations for staff and customer experience.
Arrange for maintenance to be carried out by contractors where this falls outside of established contract agreements, ensuring that this is completed to standards and within timescales, ensuring value for money.
Manage and produce periodic reports on SQE's, KPI's and SLA's to monitor performance of the managed contractors, produce reports as required for other stakeholder within the business on the overall performance maintenance and faults.
Communicate and consult with internal and external customers to ensure satisfaction with the services being provided, formulating action plans with suppliers and/or developing company policies and procedures to address any current/future issues to the satisfaction of all parties involved.
Deconfliction with projects, SWR and Network Rail and other third parties to ensure best utilisation of the Contractor.
Work closely with the Stations team to establish and feedback loop, ensuring that standards and expectations are in line with current best practice at Stations. This will include taking feedback on where standards are not being met, but also delivering feedback from the supplier as to where the stations teams are not meeting contract expectations. Put in place action plans so that issues can be addressed.
Review Voice of the Customer, NRPS and other sources of customer feedback to ensure issues are actioned and completed, engage with Customer Complaints and action any complaints issued
Review our existing contract agreements and any SWR guidance documents on the management of the contracts to ensure they meet the company's standards. Produce documents where gaps have been identified.
Comply with all Health & Safety policy and legislation in the performance of the duties of this post. Ensure contactor monitoring of contractor's operatives to ensure they are trained and qualified for equipment they use.
Provide professional advice on technical issues including, design, budget estimates to other staff within SWR.
Comply with all aspects of the Data Protection Act and GDPR.
The job may entail working or travelling outside of the normal working hours and require attendance at a place of work beyond the normal working hours.

You'll need:
To have a professional qualification and background in M&E Facilities Engineering, management of PPM's, Reactive Works and ET&I.
Post is expected to consult with key stakeholders on decisions with operational and financial implications for the company.
Post is expected to make decisions on behalf of the company that fall within the agreed contractual responsibilities of the company/supplier.
Experience in contract assurance/auditing/VfM for M&E services.
Strong time management skills and the ability to work under time pressure are essential.
Strong administration, presentation & planning & organisation skills and experience of working in cross-function or business environmental.
Highly numerate and computer literate with developed skills in Microsoft Office and any contractor software packages.
Analytical approach to problem solving.
Ability to comprehend the Company's wider business strategies.
Consultative approach, possessing excellent negotiating skills.
Methodical, reliable and accurate working skills, with a good command of English and excellent communicator
A thorough knowledge of Facilities and Construction Health & Safety.
Must have extensive hands-on experience of managing a large front-line operational staff team in a property maintenance environment and preferably within a large organisation
Desirable:
To have a working knowledge of asset management within Facilities Management
To have an ONC/HNC or similar qualification in M&E Facilities Engineering
NEBOSH or similar qualification
To have working knowledge of BS7671 and relevant M&E Facilities Standards
To understand contract management
To have experience within public transport industry or similar managing staff
To have a driving licence
Working pattern
You will work an average of 37 hours per week, typically office hours.
Flexibility will be required and you will be travelling around the network as needed.
