The Company



Farleigh Properties Limited provides a central property maintenance and facilities service for the Farleigh Estate and historic properties. Based on the Farleigh Estate, the dedicated high-performance training facility and headquarters of Bath Rugby. The Estate grounds include the Main house, a Medical Centre (Long Barn), Gym (Chapel) and a range of ancillary listed buildings. The estate property portfolio includes a mix of commercial and residential property. The Estate sits in extensive grounds of approx. 135 acres. It has a large car park, building yard and formal gardens with ponds, woodlands, pasture, and a lake.

The role



The Maintenance Manager (with support from the Estate Property Manager) will have responsibility for overseeing the maintenance activities that facilitate the smooth running of the estate. Your role will be to attend to any maintenance issues that arise, to ensure the property is locked at the end of each working day and attend to any after-hours issues that may arise. You will ensure that office equipment is maintained, and that relevant records and risk assessments are kept up to date all administrative processes work effectively.

Key Responsibilities

Day-to-day management of the Estate maintenance and site security. Develop and help improve administrative systems for 'best practice' maintenance management. Improving office expenditure and overall facility budget control. Assist the Estate Property Manager in maintaining cost and efficiency accounting controls. Review and update Health & Safety Policies. From time to time, you may be asked to travel between offices if you're working at split-site locations. Preventative Maintenance Schedule;
- 'Day-to-day' preventative maintenance of buildings. To include: walls, floors, roofs and gutters.

- Records kept up-to-date with the Office Manager and cross-charged as appropriate

- Basic working knowledge of plumbing (Electrics - desirable). Competent PAT Testing skills

- Maintenance to include the Estates residential requirements.

Fire Safety
o General and regular fire safety checks and compliance including marshalling and drill).

o Fire alarm testing and understanding of system.

Health and Safety
o Plumbing & heating checks, Water temperature checks. Internal & external visual checks.

General Estate Security
o Energy Supply including lighting.

o Access control - in liaison with Bath Rugby/IT.

o Security Cameras

o Morning and evening checks/ lock ups.

Recycling and Waste Management
o General oversight and control. Booking additional collections for building contractors or site where/ when required.

o Oversee the Yard Security requirements and monitoring.

o Oversee FPL vehicle checks and maintenance.

o Weather factors: salt and gritting of car parking areas.

o Adding salt tablets to the water softener in the Long Barn/ medical room.

General
o Handyperson help around the estate with external trips locally to pick up materials (as required) etc.

o Some general building/ repair skills.

The Team



You will be part of the Farleigh Properties team reporting to the Estate Property Manager. You will need to have close working relationships with the Head Gardner and the wider grounds team as well as the Bath Rugby Farleigh Operations Manager.

Personal Characteristics



Excellent team and interpersonal communication skills: Professional with 'attention to detail'.

Strong IT skills to include: Knowledge of Microsoft Office Suite (Word, PowerPoint, Excel).

The ability to prioritise tasks and working under pressure with the flexibility to adapt to changing workloads and priorities.

Strong time and teamworking skills.

A practical problem-solving approach to work.

Strong maintenance and practical skills - including forward planning.

A positive and a 'can do' approach team working skills associated with the running of an Estate Property Office.

Location



Based primarily at Farleigh House, Farleigh Hungerford with onsite living required in Butlers Cottage. Due to the rural location and limited public transport applicants must have access to their own transport.

The rent and energy for Butlers Cottage (2-bedroom cottage) are provided as part of the package for the role holder. The role holder is responsible for all other utilities for the property.

Additional sites where work may be required include No24 Queen Square and listed property in Bath.
