Freelance Mechanical Estimator - London Cat A & Cat B Fit-Outs

Specialist Mechanical Contractor (Hybrid / Remote)

Role Overview

Leading London-based mechanical services contractor requires an experienced Freelance Mechanical Estimator immediately to price a strong pipeline of secured and tendered commercial office fit-outs across Central London (City, Midtown, West End - current flagship projects in Moorgate, Liverpool Street, Holborn and Mayfair).
Mechanical values 2m - 22m, mixture of Cat A shell & core completions and high-spec Cat B tenant fit-outs for blue-chip occupiers.

Fully remote or hybrid working - only occasional London visits required.

Key Responsibilities

Full first-principle mechanical estimating (HVAC, public health, LTHW, chilled water, VRF/VRV, ductwork, pipework, insulation, BMS controls, testing & commissioning). Use Conquest estimating software (or similar - training provided if needed). Source, negotiate and level subcontractor & supplier quotations using the company's established supply chain. Produce detailed net cost build-ups, tender programmes, prelims, logistics plans, risk registers and cash-flows. Identify value-engineering and alternative solutions to remain competitive. Attend pre-tender and mid-tender interviews with main contractors and clients. Present and settle tenders internally with directors. Complete full handover of successful bids to the project delivery team (scope sheets, procurement schedules, marked-up drawings).

Skills & Experience Required

Proven track record pricing mechanical packages for a recognised specialist mechanical contractor on London Cat A and/or Cat B office projects. Strong first-principle estimating skills - able to price from blank sheet or employer's requirements. Excellent knowledge of current London market rates for mechanical labour, materials and plant. Confident user of Conquest, Trimble or similar estimating packages. Previous freelance experience preferred - day rate 300-350 depending on experience.
