Maintenance Team Leader, Maintenance Operative, Maintenance Admins
WORKING HOURS:
Monday to Friday 9.00am-6.00pm 40 hours per week
Minimum 3 days in office at Croydon
SALARY:
45 - 55k per annum. D.O.E.
ROLE:
The Group Maintenance Manager will lead and oversee all maintenance operations across The Caridon Group's property portfolio. This role ensures that all buildings, facilities, and assets are maintained to the highest standards, in compliance with health and safety regulations, and in alignment with the Group's operational and strategic goals.
DUTIES INCLUDE:
To develop and implement comprehensive maintenance plans for the property portfolio including preventive maintenance schedules and regular inspections
To lead and supervise maintenance staff and contractors, ensuring they have the necessary resources, tools and training to perform their duties effectively
To collaborate with the Indirect Portfolio team and Finance department to create and manage the maintenance budget. Control costs and optimize resource allocation
To coordinate with external contractors and vendors ensuring timely completion of work and adherence to quality standards
To manage disrepair cases in all maintenance stages
To oversee the on-call schedule and rota for the group in all regions
To manage mould cases and reports from start to finish
To manage scheduled rates alongside all project works and to manage the contractor approved supplier list
To oversee the maintenance schedules on a weekly basis
To ensure that all maintenance activities adhere to safety regulations and building codes. Maintain property compliance with current laws and regulations
To maintain positive relationships with tenants and residents addressing their maintenance concerns promptly and professionally
To keep an inventory of maintenance supplies, tools and equipment necessary for property upkeep
To be prepared to respond to emergency maintenance situations such as plumbing leaks, electrical issues or severe weather damage
To regularly inspect the properties and identify maintenance needs, safety hazards and potential problems. Prioritize and manage repairs and maintenance tasks
To implement energy- efficient and sustainable maintenance practices where possible to reduce operational costs and environmental impact.
Understanding of Capex and managing Capex buildings

To contribute to the strategic direction of Caridon
To carry out specific tasks required by the Maintenance Manager and meet targets set by the Manager
