The Eden Project are seeking an experienced and hands on Head of Facilities, to manage our complex and diverse estate in Cornwall.

We are looking for a someone with a strong M&E and facilities management experience, gained across a diverse estate. You will ideally be NEBOSH qualified with considerable experience in a similar role.

As we approach our 25th anniversary we have lots of exciting plans for our site. Your role will be to lead and develop the facilities team and to develop a strategy to ensure our site assets are in good repair and replaced where necessary.

Job family definition

Roles within the Facilities & Estates job family are concerned with the strategic and operational management of Eden sites from the design and implementation of capital projects, through to the maintenance of buildings and the provision of estate facilities which enhance visitor enjoyment.

Reports to Eden Project Cornwall General Manager



Role purpose

Manages and directs Facilities operations within Eden Project Cornwall's estate, ensuring that the general maintenance and engineering disciplines deliver site infrastructure that is functioning safely, effectively and efficiently and contributing to supporting a world class visitor experience.

Key accountabilities

Leads the Facilities team to ensure all buildings, structures, associated systems and open areas are inspected, maintained and presented in accordance with Eden's operational standards and in compliance with Health & Safety regulations. Manages and directs the facilities team: mechanical, electrical, civil and facilities technicians, specialist high level climbers and a vehicle mechanic. Developing working practices and policies to enable staff, and contractors, to perform at the highest level and to inspire a service-based team culture. Develop and lead a strategy and budget to deliver reactive, planned and preventative maintenance to protect operational delivery and the visitor experience. Identify key priorities to protect assets and mitigate future risks, identifying Capital investment required to enhance performance and protect the Eden Estate. Manage the procurement of materials, contracted services, such as power, gas and other fuel. and outsourced technical expertise ensuring contract negotiations deliver best value and results that deliver long term operational sustainability. Ensures materials and assets are stored and protected; this includes the company vehicle fleet. Project manages capital works, from design, through planning to installation. Liaising with Local Authorities, architects, designers and managing 3rd party contractors, to ensure the successful budgeted delivery of assigned projects. Manages delivery of in-house projects that contribute to the visitor experience and diversification of Eden's revenue streams. Liaising with stakeholders to ensure projects are delivered on time, as agreed and on budget. This could be as diverse as the Eden Live seasonal programme, exhibits, Eden Sessions, commercial and visitor operations through to the development of education facilities and will include the use of temporary demountable structures. Oversees the Eden Project Cornwall vehicle fleet, procurement, maintenance, cleanliness and issuing vehicles. Working closely with the Head of Regenerative Sustainability to ensure the best sustainable practices, maintenance and installation of infrastructure.

Demands of the role

Education & qualifications

Qualified to Degree level (or equivalent) in an Engineering, Logistics or Construction discipline together with Chartered Membership of an appropriate professional organisation such as (CIFM, CILT or CMI), Project Management qualification and with a current driving license. Or 10 years or more experience in similar role in relevant industry.



Knowledge & skills

The job holder will have gained substantial facilities management, with specialism knowledge of hydrological systems, experience leading a large multi-disciplinary technical and specialist support team within the leisure industry. Skilled in leadership and experience of controlling large budgets and project managing capital works. Planning and organizational skills, negotiation and advanced communication skills are essential for the successful delivery of the role.



Decision- making

The majority of decisions are short to medium term where the outcomes will be either immediate or in the near future and have a direct impact on the business and the day-to-day operation and safety of the site. The jobholder's recommendations in the areas of Capital investment will have a significant impact on Board considerations. Reports to the general manager.



Resourcefulness

Develops and implements the annual plan for facilities management, collaborating with colleagues and the senior team to devise and then lead on ways to improve the performance of the facilities team and site maintenance. Adaptive and innovative thinking is essential to support the reactive problem solving of the team to translate new technologies and best practice into practical applications.



People & asset management

Full management responsibility for c20 staff and additional contractors throughout the year depending on assigned projects. The job holder manages a substantial budget of c1.5m and an average of 500k for capital works. Sign off up to 5k. A shared responsibility for the care and maintenance of all Eden's assets, and for ensuring the safe operation of all Eden Project Cornwall sites.



Communication & visitor experience

Regularly interacts with a wide variety of people at different levels within and outside Eden using a variety of oral and written communications. Regular assessment, interpretation and presentation of information to stakeholders internally and externally, this can sometimes be complex and requires building networks, collaboration across departments requiring negotiation skills and a consultative approach. The job holder's interactions will require a range of techniques for managing and motivating staff.



Operational environment

The role regularly requires exposure to all elements of the local environment as well as the office environment. Irregular hours can be required.



Additional features

The job holder is required to continuously develop their specialist technical and management knowledge and keep abreast of current Health & Safety and Legionella regulations.

Duty Management after a probation period complete you will be required to assist with the duty management programme, carrying out at least 2 duty shifts per month.

Some involvement with our new sites at Morecambe and Dundee may be required, with some elements of travel possible within the role.
