Purpose of the Job
This key position within the Estates Management (EM) Team supports the provision of a high quality and cost-effective Repairs, Maintenance and Planned Improvement service. To carry out a full range of Repairs, Maintenance and Planned Improvement duties with the emphasis on heating and mechanical works at various domestic and commercial properties within the University estate.
Main Duties and Responsibilities
General maintenance and repair of various systems including hot and cold-water distribution, drainage and waste systems, toilets / sinks, pumps, control systems etc.
Carry out additional general maintenance works such as basic carpentry work, plaster patching, wall tiling, guttering etc.
Investigate, troubleshoot, locate, and repair faults, and take full responsibility for specific tasks, and any other aspects that may affect those tasks.
Undertake installation / alteration work as part of building refurbishment or change of use.
Assist in the coordination of day-to-day mechanical maintenance activities across university buildings.
Be self-motivated and be able to act on own initiative, as regular lone working is involved.
Instruct others on aspects of work relating to the post holder's original trade, including apprentices and other young persons.
Support the implementation of energy efficiency measures and monitor their impact.
Assist and co-ordinate completion of remedial works raised by water management contractor (Legionella Works).
Raise orders and manage budget for contractor works.
To carry out work alongside or assist contractors in a co-operative manner.
To take responsibility for all vehicles, machines, tools, and equipment used whilst carrying out duties, ensuring they are used solely for the purposes they were intended and kept in a clean and safe working condition.
To take all necessary precautions to always safeguard University property.
Utilise different techniques and methods to ensure the efficient and productive use of time and work with varied materials and hand-held / power tools.
Carry out all necessary associated administrative work.
Undertake work in a safe manner, following standard work practices and associated risk assessments.
To work safely at heights, internally and externally using appropriate access equipment such as a tower scaffold.
To report accidents and near misses in line with the EM procedure.
To interrogate and use hand-held mobile devices to update workload and provide 'live' feedback on progress of work.
To check the asbestos register before undertaking any work (where appropriate) and take action relevant to the information issued.
Assist on minor works projects, new installation works, service repairs and testing on commercial / industrial systems.
Report any concerns regarding the work environment to the appropriate supervisor/manager.
To promote and maintain good customer relations whilst performing duties.

Qualifications/Training
Essential
Level 3 NVQ Diploma in Domestic Plumbing and Heating (Gas Fired Water & Central Heating Appliances) or similar qualification.
CCN1, CPA1, HTR1, CEN1, WAT1, CKR1 + CoNGLP1PD (LPG)
Desirable
Approved apprenticeship or relevant formal building trade craft/ part qualification.
Gas Safe/OFTEC registered.
Commercial Gas qualifications.
OFT 10 - 101, OFT 10 - 105E, OFT 10 - 600A or equivalent.
Experience/Knowledge
Essential
Experience in finding fault on mechanical equipment and systems, problem solving and using initiative to resolve / repair as required.
Experience of working as a heating engineer in the building trade, either as a heating engineer, plumber or as a multi skilled plumber.
Experience of understanding Health and Safety instruction and normal working procedures and being able to conform to such requirement.
Clear understanding of risk management.
An understanding of health & safety regulations and risk management in building maintenance.
An understanding of customer care and good service delivery practice.
Desirable
Experience working in a university or similar large estate environment or organisation.
Knowledge of Building Management Systems (BMS) and energy efficiency practices.
