Responsibilities



Strategic Property Management & Compliance

- Oversees legal compliance, financial oversight, emergency issues, and high-level property operations including pre- and during tenancy. Suggest refurbs that will increase value of the property.

Client & Contractor Relations

- Maintains strong landlord relationships through regular updates, manages existing contractors, and sources new ones.

Property Maintenance & Issue Resolution

- Addresses tenant complaints, coordinates repairs, enforces occupancy rules, and formulates action plans for disputes. Face-to-face meetings or video calls with clients.

Key & Records Management

- Ensures secure key handling, documents pre-tenancy work, and updates property records in the database

Deposit & End-of-Tenancy Handling

- Manages deposit releases in a timely manner, negotiations, and ensures smooth tenancy transitions.

Conducts Property Inspections & Basic Maintenance

- Performs routine property visits, completes handyman tasks, checks functionality and cleanliness, records videos, and updates reports with missing appliance details, furniture dimensions, and meter locations etc..

Manages Property Records & Refurbishments

- Meets landlords when needed, oversees refurbishments, reviews inspection reports, collaborates with developers/building managers, and updates property records.

Rent Collection & Account Reconciliation

- Ensures timely rent payments, pursues arrears, posts rental income to landlord ledgers, reconciles client accounts daily, and processes agent charges.

Financial Reporting & Compliance

- Prepares financial summaries for landlords, manages budgets for maintenance, oversees service charge calculations, and ensures compliance with HMRC and the Non-Resident Landlord Scheme.

Payments & Expense Management

- Transfers funds, reviews and processes invoices, handles deposit deductions, reconciles purchases, manages payments to utility companies, and files small claims for non-payment.

Leadership & Decision-Making

- Coaches and oversees the Property Management Assistant, makes high-level decisions on maintenance, budgeting, and contractors, and proactively mitigates property and compliance risks.

Contractor Management


Key qualities



Strong executive decision Advise and support the team for solutions and direction Communication and organisation skills Financial acumen 2 years of minimum work experience ARLA qualified preferably or obtain ARLA qualifications within 1st year at London Executive Compliance and understanding of legal residential Has managed in the past a minimum of 60 properties on a fully managed let basis Comfortable navigating challenging situations and managing complaints with calm and confidence.

Job Type: Full-time

Pay: 33,000.00-45,000.00 per year

Schedule:
