Block Property Manager - Headingley - Leeds



Join Intercity Accommodation, a dynamic and growing property management firm specialising in residential leasehold blocks. We pride ourselves on delivering exceptional service to residents, freeholders, and residents' management companies (RMCs/RTMs). Due to portfolio expansion, we're seeking an experienced Block Property Manager to join our friendly team.

About the Role

You'll manage a portfolio of residential blocks, ensuring smooth day-to-day operations, compliance, and high levels of resident satisfaction. This is a hands-on role ideal for a proactive professional with strong organisational skills.

Key Responsibilities:



Oversee the management of communal areas, including maintenance, repairs, and contractor coordination. Handle service charge budgets, major works (Section 20 consultations), and financial reporting. Liaise with leaseholders, residents, directors, and RMCs on queries, complaints, and AGMs. Ensure compliance with health & safety, fire regulations, and leasehold legislation. Conduct regular site inspections and manage insurance claims. Prepare and manage service charge accounts and arrears collection.

Essential Requirements:



Proven experience as a Block/Property Manager - minimum 3 years. Knowledge of UK leasehold law, Section 20 processes, and TPI & RICS guidelines. Strong communication and customer service skills for dealing with diverse shareholders. Excellent organisational abilities and proficiency in property management software (e.g., BlocksonLine). Full UK driving licence and own car an advantage. TPI qualification (or working towards) is highly desirable.

What We Offer:
