The Legal Conveyancer is responsible for managing residential property transactions from instruction through to completion. The role entails providing expert legal advice and guidance to clients on all aspects of the conveyancing process, ensuring that all legal, procedural, and regulatory requirements are met in accordance with the laws of England and Wales.
2. Key Responsibilities
2.1 Case Management
Conduct end-to-end management of Freehold and Leasehold Conveyancing transactions .
Review, draft, and prepare all requisite legal documents, including contracts for sale, transfer deeds, mortgage documents, and completion statements.
2.2 Client Care
Advise and update clients, estate agents, mortgage lenders, and other third parties throughout the transaction process.
Deliver high standards of client care, ensuring all correspondence is timely, clear, and in accordance with professional obligations.
2.3 Due Diligence and Compliance
Undertake all necessary due diligence, including title checks, searches (local authority, environmental, water/drainage), and review of replies to enquiries.
Ensure compliance with statutory and regulatory requirements, including Anti-Money Laundering (AML), data protection, and Law Society and SRA rules.
2.4 Financial Management
Prepare completion statements and facilitate the movement of client monies in accordance with SRA Accounts Rules.
Calculate Stamp Duty Land Tax (SDLT) or Land Transaction Tax and facilitate payment, including the filing of necessary returns.
2.5 Post-Completion Matters
Register transactions at HM Land Registry and deal with all associated post-completion requirements.
Send completed documents to relevant parties, including clients and mortgage lenders.
3. Essential Qualifications and Experience
Qualified Licensed Conveyancer, Solicitor, or Legal Executive (CILEx), or substantial conveyancing experience in a law firm context.
Demonstrable experience managing a caseload of residential conveyancing matters.
