Job Overview:
We are seeking a dynamic and motivated Letting Agent and Property Manager to join our team, and help to establish our second office. The ideal candidate will be responsible for facilitating the rental process from start to finish, including marketing available properties, conducting viewings, screening tenants, negotiating leases, and ensuring smooth tenancy transitions. Additionally, this role will involve overseeing the day-to-day management of rental properties, including handling maintenance requests, coordinating repairs, and addressing tenant concerns in a timely and efficient manner.
Key Responsibilities:
Market available rental properties through various channels, including online listings, social media, and local advertising platforms.
Conduct property viewings with prospective tenants, showcasing property features and answering any questions they may have.
Screen prospective tenants by reviewing rental applications, conducting reference checks, and assessing their suitability for the property.
Negotiate lease terms and conditions, including rental rates, lease duration, and any special requirements or requests.
Prepare tenancy agreements and ensure all necessary documentation is completed accurately and in accordance with legal requirements.
Coordinate property inspections, move-in/out procedures, and handle any maintenance or repair issues as they arise.
Proactively manage the day-to-day operations of rental properties, including responding to maintenance requests, conducting regular property inspections, and addressing tenant concerns.
Maintain regular communication with landlords and tenants to provide updates on property management activities, address any issues or concerns, and ensure overall satisfaction.
Stay updated on rental market trends, legislation, and industry best practices to provide informed advice and guidance to clients.

Qualifications and Skills:
Previous experience in property management is highly desirable.
Excellent communication and interpersonal skills, with the ability to build rapport and maintain positive relationships with clients.
Strong negotiation skills and the ability to handle objections and resolve conflicts effectively.
Knowledge of relevant legislation and regulations governing the rental market in the UK, including the Housing Act and Tenancy Deposit Protection Scheme.
Attention to detail and the ability to manage multiple tasks simultaneously in a fast-paced environment.
Proficiency in using property management software and Microsoft Office Suite (Word, Excel, Outlook).
A valid driver's license and access to a reliable vehicle for property viewings may be required.
