We are now seeking a driven
Property Manager / Lettings Manager
to join our team. This role will focus primarily on lettings (approximately 60%) with property management responsibilities (approximately 40%) once tenants move in.
Position Overview
The successful candidate will take ownership of the full lettings process; from advertising properties and conducting viewings to onboarding tenants and then continue to oversee management of the property after move-in, ensuring tenant satisfaction and smooth operations. You will be responsible for overseeing the smooth operation of our property portfolio while also driving lettings activity, ensuring compliance, and maintaining excellent tenant and client relationships.
Key Duties and Responsibilities:
Lettings Management (60%)
Advertise and promote available properties across multiple platforms.
Handle enquiries from prospective tenants in a timely and professional manner.
Arrange and conduct property viewings, showcasing a variety of apartments, and developments.
Manage the tenant application process, including referencing and affordability checks.
Prepare tenancy agreements and onboarding documents for new tenants.
Ensure smooth communication with prospective and new tenants at every stage of the lettings journey.
Property Management (40%)
Take over management of properties once tenants move in, ensuring compliance and smooth running of tenancy.
Record and follow up on maintenance issues reported by tenants, liaising with contractors and maintenance staff to ensure timely resolution.
Conduct periodic inspections of properties and document findings.
Maintain accurate records of tenant communications, property issues, and resolutions using
Alto
software or similar
Build long-term tenant relationships to ensure satisfaction and retention
Requirements:
Proven experience in lettings management and/or property management (with stronger experience in lettings preferred).
Strong knowledge of UK housing legislation, compliance, and lettings procedures.
Strong organizational skills and ability to manage multiple priorities.
Proficiency with
Alto
or similar
property management software
is essential.
Proficiency with
Goodlord
or similar
tenancy management software
is essential
Strong interpersonal, communication, and negotiation skills, with a customer-focused approach.
Ability to manage multiple tasks and priorities with attention to detail.
Full UK driving licence and access to a vehicle.
Applicants must live within
40 minutes' drive of Egerton, Bolton, BL7.
