:
We are seeking a dedicated and dynamic Lettings Manager to oversee the rental operations of our property portfolio. The successful candidate will be responsible for managing tenant relationships, coordinating property viewings, and ensuring smooth lease processes. This role offers an excellent opportunity for someone with strong organisational and communication skills to lead our lettings team and contribute to the growth of our lettings department.

Key Responsibilities:



1. Property Management



Manage the daily operations of rental properties. Conduct regular property inspections to ensure health, safety, and cleanliness standards are met. Coordinate routine and emergency maintenance, liaising with contractors and suppliers. Ensure properties are fully prepared and presented to a high standard for new tenants prior to move-in.

2. Tenant Relations



Act as the main point of contact for tenants, addressing enquiries, complaints, and concerns promptly. Manage move-in and move-out processes, including inventories, deposits, and tenancy agreements. Resolve tenant disputes professionally and efficiently.

3. Landlord Liaison



Build and maintain strong relationships with landlords, providing regular updates on property condition and performance. Advise landlords on market trends, compliance requirements, and potential property improvements to maximise rental income.

4. Administrative Duties



Ensure all tenancy agreements and documentation comply with legal and regulatory requirements. Maintain accurate records of tenancies, inspections, maintenance, and financial transactions. Update the Property Management Portal on a daily basis.

5. Compliance



Stay up to date with current housing legislation. Ensure properties meet local licensing requirements. Arrange and monitor gas safety checks, electrical inspections, and other statutory certifications.

6. Marketing & Lettings Support



Assist with marketing vacant properties, coordinating viewings and processing tenant applications. Work closely with the team to minimise void periods and ensure quick turnaround between tenancies.

Qualifications & Skills:



Essential



Proven experience in property management, lettings, or a related field. Strong knowledge of housing legislation and regulatory requirements. Excellent organisational and multitasking abilities. Strong communication and interpersonal skills. Ability to work independently and manage a demanding workload.

Desirable



Previous experience in lettings and property management.
