We are seeking an experienced Property Manager with a track record in leadership and operational management to oversee the performance and compliance of our property management function.

This role requires a structured, process-driven individual with excellent communication skills, a strong understanding of lettings legislation & processes, and the ability to ensure all portfolio activities are delivered to the highest standards.

Key Responsibilities



Lead, manage, and support a team of operatives and administrators, ensuring that all operational targets and service standards are consistently met. Take overall responsibility for the performance and efficiency of the property management team, including monitoring workloads, ensuring timely delivery, and maintaining accountability. Ensure all property inspections are completed by the housing officers, and that inspection reports are accurately recorded and forwarded to landlords within agreed timescales. Oversee the coordination and completion of maintenance works, ensuring issues identified are resolved promptly, safely, and in line with company protocols. Investigate and escalate issues appropriately, in accordance with established protocols and regulations, providing professional judgement and accurate reporting, and following through on the issue to resolution. Ensure the team maintains full compliance across all properties, including gas safety, electrical safety, EPCs, HMO and licence documentation, and other statutory requirements. Monitor the accuracy and completeness of compliance records and ensure renewal schedules are proactively managed. Liaise professionally with landlords, tenants, and contractors to ensure all parties are informed and supported throughout the management process. Drive continuous improvement within the team by reviewing procedures, identifying risks or inefficiencies, and implementing practical solutions. Ensure adherence to internal mechanisms, systems, and quality standards, maintaining consistent documentation and record-keeping across the portfolio. Provide regular reporting and updates to management on portfolio performance, compliance status, and key operational matters.

Requirements



Minimum 2 years' experience in property management, with a demonstrable track record of successfully managing a team or operational staff. Strong leadership and people management skills, with the ability to motivate, mentor, and hold team members accountable. Excellent organisational and administrative abilities, with attention to process and detail. Sound understanding of lettings legislation and compliance requirements, including safety certification and landlord obligations. Confident communicator with exceptional written and verbal communication skills, capable of engaging effectively with landlords, tenants, and colleagues. Strong IT proficiency, including experience with property management systems and Microsoft Office tools. Professional, solutions-focused approach with excellent problem-solving and decision-making abilities.
