Key Purpose of the role



Ensure that repairs and maintenance work is carried out as and when requested throughout the Property. We need someone with strong all-around building maintenance experience who can manage contractors, planned and reactive works and manage expenditures and budgets. Reporting to the Scheme Manager, you will be responsible for delivering a rolling programme of repairs and maintenance for the building, undertaking minor electrical repairs, decoration, building fabric repairs, statutory and regulatory compliance checks and routine maintenance checks of all M&E equipment and machinery. This role will be very hands-on, spending most of your time with the team and carrying out your daily duties.

Responsibilities



Maintenance :



Fault finding, repair and maintenance across sites accommodation buildings and develop effective and efficient solutions. Successful delivery of maintenance on site. The safe testing, operation, and maintenance of all plant and equipment within the site to diagnose, repair and operate plant on site. Ensuring the properties are maintained to a high standard, undertaking ad-hoc and immediate response all maintenance requirements. To ensure that all work areas are kept clean and tidy, to ensure minimum disruption to the building occupants; and a safe working environment. Undertaking portable appliance testing. (If qualified) Undertake Authorised Person/ Competent Person role and responsibilities in relation to specific disciplines as appointed. Water hygiene statutory maintenance tasks, such as: temperature reading, descaling, sampling and testing and associated tasks to comply with L8 ACoP. (Once qualified and appointed) Carry out any other reasonable tasks as directed or requested by management to meet the business's operational requirements. To provide instruction and to coach/mentor and guide other colleagues on maintenance and technical aspects of plant and equipment. To liaise and co-operate with the visits of specialist sub-contractors and other visiting disciplines to ensure the continuing efficient operation of the plant without disruption to the occupants and to ensure sufficient adherence of health and safety. Assist with ad hoc requests as necessary for business needs especially at peak times such as student check-in and check-out weekends

Health & Safety



To be responsible for all aspects of Health and Safety compliance with requirements of Risk Assessments, COSHH Assessments, Safe Systems of Work, Audit actions and any other H&S matters as they arise. Making regular Building Patrols as required in order to identify, rectify and report safety hazards, risks or safety related issues. reporting any trends as necessary to the Line Manager. To comply at all times with the Company's Quality Assurance and Health and Safety Procedures and to ensure that all work is undertaken in accordance with industry best practice. Issue permit to works and closure of permits. Assisting with regular inspections of all residential accommodation for verifying residents Health & Safety, checking for damage or misuse of facilities and maintaining correct standards of cleanliness, hygiene and provision and reporting any issues identified. Maintaining adequate arrangements for security and safety including the inspection of firefighting equipment and detectors and the enforcement of safety procedures in emergency situations. To inform the Management of any equipment that has been tampered with.

Compliance & Accountability



Maintenance of records in line with company procedure. Accurate completion and population of all job sheets with relevant information. Building professional relationships with all colleagues/residents and specialist contractors. Willingness to gain further knowledge via attendance on training courses and toolbox talks where required.

Essential Professional Qualifications/Experience/Knowledge required:



Experienced in a multi discipline maintenance environment, with a commitment to undergo continuing professional development. GCSE grade C in English & Maths or equivalent. Current Driving License (not essential)

Desirable Knowledge:



Skilled in 'hands on' maintenance, diagnosis and repair of a range of plant and equipment and capable of anticipating potential faults or problems which may occur within the full range of building services.
