Job Summary:
We are looking for an experienced and dependable
Maintenance Technician
to join our team and help maintain a safe, functional, and welcoming environment for students living in our accommodation. You'll be responsible for carrying out day-to-day repairs, planned maintenance, and room turnarounds in a fast-paced, student-focused setting.
Key Responsibilities:
Respond promptly to maintenance requests from students and staff--plumbing, electrical, heating, lighting, furniture, and general repairs.
Carry out pre-arrival room checks and assist with rapid turnaround of rooms between tenancies, especially during peak move-in/move-out periods.
Perform regular inspections and planned preventative maintenance (PPM) across buildings, common areas, and facilities (laundries, kitchens, bathrooms).
Ensure communal spaces, stairwells, and outdoor areas are clean, functional, and hazard-free.
Work closely with management to ensure all maintenance activities meet compliance, safety, and service standards.
Assist with emergency repairs and be part of an on-call rota if required.
Liaise professionally with students, ensuring their concerns are addressed respectfully and promptly.
Monitor stock of tools and maintenance supplies, reporting shortages or needs for procurement.
Support contractor access and supervision when outsourced works are being conducted.
Ensure maintenance records, logs, and asset registers are accurately updated.
Qualifications and Skills:
Minimum 3 years of experience in property or facilities maintenance, preferably in a residential or student housing environment.
Hands-on experience with general plumbing, electrical systems, basic carpentry, decorating, and appliance repairs.
Ability to work efficiently during busy turnaround periods with minimal supervision.
Strong customer service approach with clear communication, especially when dealing with a young and diverse tenant base.
Knowledge of health and safety regulations and building compliance relevant to shared accommodation.
Valid driver's license preferred.
Desirable (Not Essential):
Experience working in student housing or multi-occupancy buildings (PBSA)
Basic knowledge of access control, fire safety systems, and CCTV
Certifications: PAT testing, HVAC/EPA, or electrical/plumbing trade certificates
Familiarity with digital reporting tools (CMMS or property management software)
Working Hours:
Monday to Friday 10am to 6pm, with occasional weekends or evenings during peak periods.
Alternative saturdays 10-4pm
Participation in on-call/emergency maintenance rota.
Physical Requirements:
Ability to lift up to 50 lbs, use ladders, and work in confined or elevated spaces.
Capable of walking and standing for extended periods, often moving between buildings.
