As a member of the maintenance team, it is your responsibility to always exercise friendliness and courtesy to alt grades of staff, residents and visitors to the home and to create a good working atmosphere.
To carry out all maintenance task within the home at Ferndown Nursing Home and to support the Home Manager & Facilities Manager within Ferndown Nursing Home in maintaining the building and all safety aspects.
It is the responsibility of the maintenance operative to ensure that the residents and staff remain safe within the building and take responsibility for the safeguarding of adults and follow Ferndown Nursing Homes Whistleblowing Policy.
Job Summary:
The Maintenance Operative will be responsible for the upkeep and repair of the care home's facilities, ensuring a safe, functional, and pleasant environment for residents, staff, and visitors. You wilt be proactive and address any issues as they arise.
Key Responsibilities:
1. General Maintenance:
Perform routine inspections and preventative maintenance tasks.
Carry out repairs and improvements to the building, including plumbing, electrical, and carpentry work.
Respond promptly to maintenance requests and emergency repairs.
Ensure all maintenance activities are logged and documented.
Ensure all new equipment is working correctly, if not rectify quickly.
Acquire competitive quotations for works and purchases when required.
Undertake any training that may be required to allow the carrying out of specific tasks.
2. Health and Safety:
Conduct regular safety checks and ensure compliance with health and safety regulations.
Identify and report any potential hazards or safety issues.
Maintain safe working practices and ensure the security of tools and equipment.
3. Grounds Maintenance along with Gardner
Maintain the external areas of the care home, including gardens, pathways, and car parks.
Carry out seasonal tasks such as snow removal and gutter cleaning.
Ensure the outdoor areas are clean, safe, and visually appealing.
4. Equipment and Systems:
Monitor and maintain heating, ventilation, and air conditioning (HVAC) systems (if applicable).
Ensure the functionality of fire alarms, emergency lighting, and other safety systems.
Complete audits, book services, assessments well before due dates.
Oversee and coordinate with external contractors for specialized repairs and maintenance.
5. Inventory and Supplies:
Maintain an inventory of maintenance supplies and equipment.
Order and restock supplies as necessary.
Manage budgets and track expenses related to maintenance activities.
6. Support Services:
Assist with the setup and dismantling of furniture and equipment for events and activities.
Provide support for resident moves and room changes.
Collaborate with other care home staff to ensure smooth operations.
7. Acquire approvals from the Manager and Head of Operations before completing any large purchases or works.
