We are a small Housing Charity, situated in Bournemouth seeking a Maintenance Manager to join our small team to oversee and lead maintenance procedures and actions required across our properties.

The successful candidate would need to agree to an enhanced DBS. We support over 96 vulnerable adults across 12 properties into safe & supported accommodation in the BCP area. The person will be hands on therefore this person would be a maintenance contractor themselves who can carry out the typical handyman works.

The ideal candidate would be consistent, have a good attention to detail, a positive attitude in all situations, sustain the ability to work under pressure, on their own initiative and as part of a team.

We are looking for someone who demonstrates logical thinking and good understanding of conflict management. As well as being able to show they have effective time management to deliver all aspects of job role. The candidate must understand that this role will require you to be flexible, adaptable and have a positive approach to embracing change.

You will need to have good communication skills, both written and verbal and Computer literacy. Appropriate experience and relevant qualifications in minor electrical, plumbing, joinery work or an understanding of central heating systems is ideal. You will manage all functions for the Property and Maintenance of the homes ensuring they are always maintained and kept in a high state of repair. Part of this role will entail ensuring that all Health & Safety and HMO requirements are in place and adhered to. In addition to performing routine duties, you will need to have the ability to think outside the box and react to emergencies and un-planned situations.

Flexibility is essential in this role, as occasional evening or weekend work may be required, along with being on-call for emergency maintenance when needed.

Main Responsibilities:



Recording and attending to maintenance issues reported by staff or residents - Accurately keeping a record of these issues on our Inform System and self-managing this list to ensure these issues are promptly dealt with.

Liaising with the Housing Support Team and contractors,

Booking in maintenance visits with tenants.

Obtaining quotes and invoices for works from various contractors.

Arranging replacement items, including installation, removal and disposal of old appliances etc, recording warranty/guarantee information

Guiding tenants and advising on ways to manage small issues themselves to prevent call outs.

Ensure high standards of maintenance throughout the Charity's properties and grounds.

Organise and undertake general maintenance which may include basic pluming, tiling, painting, and decorating, groundwork, general building work, replace light bulbs, cleaning gutters. (This list is not exhaustive)

Carry out PAT Testing (Portable Appliance Testing) of all electrical items in accordance with legislative guidelines.

Test and record water temperatures and temperature control systems on showers and similar items.

Ensure compliance with all relevant safety regulations and working practices.

Implement fire prevention checks and regular checks of plant and document checks.

Regularly inspect and maintain the company vehicles ensuring insurance cover and tax payments have been instigated and that annual services are booked and carried out. Any damage to vehicles must be documented and reported.

Contribute to the review and development of policy and procedures in line with relevant legislation. Responsible for sourcing the best value and reliable competent contractors, requesting and recording all necessary paperwork including insurances, risk assessments and certificates.

Manage the maintenance budget and track costs against budget, highlighting concerns to Line Manager, delegated budget of maintenance and transport related activities. With authority of up to 1000 per purchase order.

Portable Appliance Testing (PAT): to ensure portable appliance testing of all equipment and correct documentation of inspections have been done.

Manage other members of maintenance staff and maintenance volunteers which would include regular 1:1s supervision, appraisal and ongoing development Provide support and guidance in all aspects of service delivery and ensure adequate training as required.

Report any accidents immediately to the Manager on duty and complete appropriate documentation immediately.

To provide out of hours cover with both phone advice and attending in person call outs with regard to maintenance issues.

What We're Looking For



Proven experience in a similar maintenance or facilities role, ideally within a care or residential setting A broad range of practical skills including basic plumbing, electrical, joinery, decorating and general repair work Strong understanding of health and safety standards and regulations Good communication and time management skills A positive, can-do attitude and pride in delivering high standards Flexibility and reliability, including willingness to be on-call for emergencies Understanding of COSHH Full Clean Driving Licence
