Reporting to the General Manager, the Maintenance Manager will have a practical and crucial role to ensure the upkeep of the building is executed to an excellent standard. This is a hands-on based role, whilst customer facing at the same time. You will have a wide variety of trade skills - electrical, mechanical, plumbing, primary and secondary heating and cooling systems, small construction and repair, IT, paint & decorating, and statutory compliance.
You will have a practical role in ensuring the safety and security of the building, residents, and colleagues. Having previous experience, you must maintain a professional and friendly approach, while effectively responding to various situations.
Duties include:
Provide maintenance and technical support to the front of house and amenities team, working together to resolve any issues that arise.
Play a crucial ambassadorial role with all the members of our residential community, being the first point of contact when a maintenance concern is highlighted in their apartments.
Working closely with the client team, whilst attending and participating in important meetings.
Schedule and organise all service partners visits, to include issuing purchase or work orders, reviewing and approving RAMS, issuing permits to work and diarising with the extended team, as and when needed.
Be the main liaison and manage all service partners when they are on site.
Carry out regular inspections of all areas of the site to check that fixtures, fittings, and equipment for use are all in working order.
Ensure all Health & Safety procedures and policies are respected and implemented in accordance with legislation and company requirements.
Review all statutory risk assessments reports (GRA, FRA and WRA) and proactively work to resolve actions as/when needed to maintain 100% compliance.
Proactively work to ensure that the planned maintenance program is up to date & compliant in the most efficient manner, whilst working closely with the estate appointed MEP service partner.
Utilising the preferred CAFM system to review job reports, progress required actions and ensure 100% compliance.
Full understanding of the development's safety and emergency systems and procedures.
Review and analise energy management system (EMS) consumption reports, to support the appointed billing agent.
Communicate effectively with both the residents and work colleagues during work hours and out of hours assistance when and if required for emergencies.
Always maintaining high level of security awareness and alerting the team of any suspicious activity.
Ensure all stock, tools and materials are stored safely.
Requirements
Fluent in English
Experienced working with Zutec, or a similar cloud-based construction and property management software provider, is preferred
Experienced working with Vantify (formerly Elogbooks), or a similar CAFM systems
Previous experience in a similar role within luxury hotels or residential developments
Preferably new build experience within a similar environment
Qualifications (e.g. City and Guilds) in one or more trades
Self-directed and able to work under pressure
Strong ability to work with and liaise with multiple technical teams on site
Committed to delivering a high level of service with a warm and friendly approach
Ability to work well within a team and to provide nurturing guidance to colleagues
Flexibility to respond to a range of different work situations
