Customer service and team

Contribute to a happy, motivated and ambitious team that's task driven. High level of customer service, ensuring residents have the best possible experience and become our ambassadors. Work alongside the Management Team to make Enclave: Croydon the best possible place to live and work. Working Pattern is '5 days in 7' with shift pattern scheduled by rota, including weekend working.

Operational Duties

Operating within a team of 3 Maintenance Operatives, including a Senior Maintenance Operative, reporting directly to the Facilities Manager. Supporting the Facilities Manager with the completion and allocation of maintenance requests. Conducting routine inspections of premises and equipment. Performing preventative maintenance, completing training as necessary to help complete relevant tasks. Ensuring timely completion of reactive repairs and maintenance across the development, reporting any issues or trends. Overseeing contractors when professional repairs are necessary. Diagnosing mechanical issues and correcting them. Repairing machines, equipment, or structures as necessary.

Maintenance Operative Requirements

Experience performing routine maintenance. Skilled in the use of hand & power tools, common tools such as hammers, hoists, saws, drills, and wrenches. Experience with residential plumbing systems and maintenance. Experience with domestic electrical systems and installations. Confident in using office systems, including email, to evidence strong communication. Ability to take apart machines, equipment, or devices to remove and replace defective parts. Ability to read & understand blueprints, repair manuals, or parts catalogues as necessary. Confident in painting and decorating residential units. Experience with precision measuring instruments or electronic testing devices. Confidence in the use of smart technology is preferable. Strong organizational and follow up skills. Eye for detail. Professional presentation and attitude. Ability to maintain focus while working individually. Strong time management skills.
This role includes a 5% discretionary bonus.
