Intelligent Maintenance is seeking reliable, experienced subcontract Maintenance Operative(s) supporting live commercial environments within Northern Ireland.

subcontract role
, suited to self-employed tradespeople or multi-skilled operatives looking for ongoing contract work within a professional facilities management environment.
The role requires a strong practical maintenance background, sound problem-solving skills, and the ability to work independently or as part of a wider FM team. Operatives will play a key role in maintaining safety standards, minimising downtime, and supporting smooth site operations.
Key Responsibilities
As a subcontract Maintenance Operative, responsibilities will include:
Reactive Maintenance
Responding promptly to maintenance call-outs
Diagnosing faults and carrying out effective first-time fixes
Rectifying defects to minimise disruption and operational downtime
Planned & Preventative Tasks
Supporting routine planned maintenance tasks as directed
Completing minor remedial works identified during inspections or audits
Assisting with basic PPM activities where required
Building Fabric & Services
General building maintenance including:
Basic plumbing repairs (leaks, blockages, sanitary fittings)
Joinery and fabric repairs (doors, locks, ironmongery, fixtures)
Minor patching, sealing, and finishing works
No electrical or mechanical maintenance required*
Health, Safety & Compliance
Working in line with site health & safety procedures at all times
Maintaining safe working practices in public and operational areas
Reporting hazards, defects, or statutory concerns immediately
Communication & Reporting
Providing clear updates on completed and outstanding tasks
Recording works carried out and materials used where required
Liaising professionally with site management and operations team
Professional Conduct
Maintaining a professional appearance and courteous manner at all times
Respecting privacy and operational sensitivity
Representing Intelligent Maintenance positively on client sites
Availability & Flexibility
Providing cover during weekdays and weekends as agreed
Supporting short-notice or out-of-hours call-outs when required
Requirements
Essential
Proven experience in building maintenance, facilities maintenance, or a relevant trade
Self-employed or limited company subcontractor status (this is not an employed role)
Ability to work independently and take responsibility for tasks from start to finish
Strong fault-finding and problem-solving capability
Competence across a range of basic maintenance tasks (multi-trade environment)
Own basic hand and power tools suitable for general maintenance works
Full UK driving licence and own transport
Right to work in the UK

Understanding of health & safety requirements in live commercial environments
Ability to work safely in areas with minimal supervision

Previous experience in commercial facilities
Weekend and out-of-hours availability
