Job Title: Maintenance Operative

Location: Various properties across D2 PropCo's portfolio

Reports to: Maintenance Manager

Position Summary: D2PropCo are looking to fill a number of vacancy in our maintenance team covering a range of trades including carpenters, plasterers, painters, general builders, roofers and all-round maintenance staff. The Maintenance Operative will be responsible for ensuring the maintenance and repair of all properties within D2 PropCo's portfolio as well as other maintenance contracts we hold. This includes performing routine and emergency repairs, general maintenance, and ensuring all properties comply with health and safety regulations. The Operative will also work to improve the overall condition and safety of the accommodations, contributing to the well-being of residents and the smooth operation of the housing services.

Key Responsibilities:

Perform scheduled maintenance tasks and emergency repairs across all properties.

Conduct routine inspections of properties and identify issues related to plumbing, electrical systems, heating, appliances, and structural elements.

Respond promptly to maintenance requests and resolve issues in a timely manner.

Carry out repairs for plumbing, electrical, painting, and general upkeep of properties.

Ensure compliance with safety and health regulations, including gas safety, fire alarms, and electrical certifications.

Maintain inventory of tools, materials, and equipment necessary for repair and maintenance tasks.

Record all completed work, repairs, and inspections in the maintenance management system.

Communicate effectively with residents, House Managers, and Maintenance Supervisors regarding work schedules, disruptions, and repairs.

Work in coordination with the maintenance team, including coordinating workloads during periods of high demand or in emergencies.

Support house managers with identifying maintenance issues in communal areas.

Ensure compliance with D2 PropCo's health and safety policies and best practices.

Participate in on-call rotations for emergency maintenance outside of standard working hours.

Skills and Qualifications:

Proven experience in property maintenance, including plumbing, electrical, carpentry, and general repairs.

Strong problem-solving abilities and the ability to handle emergency situations effectively.

Excellent organizational and time management skills.

Ability to work independently and as part of a team.

Good communication skills, both written and verbal.

Ability to use maintenance management software for logging and tracking work orders.

Valid driver's license and willingness to travel between properties.

Flexibility to work out of hours in emergencies or on-call shifts.

Knowledge of relevant safety regulations, including gas safety and electrical standards.

A proactive approach to maintaining a safe and comfortable living environment for residents.

Desirable Qualifications:

City & Guilds or equivalent qualification in a relevant trade (e.g., plumbing, electrical, carpentry ETC).

Experience in a similar maintenance role in social housing or property management.

Full-time, Mon-Fri
