Enniskillen, NIR, GB, United Kingdom

Job Description

About the Role:
We are seeking a highly organized and proactive Maintenance Supervisor to join our
team at Finn Lough. In this role, you will act as the on-site assistant to the Project Manager,
playing a key role in bridging the gap between designers, architects, engineers, subcontractors,
material suppliers, and our internal team. You will ensure smooth communication, effective
execution of design phases, and timely delivery of materials and services. If you're
detail-oriented, proactive, and have a passion for project management and maintenance, this is
an exciting opportunity to contribute to our dynamic team!

Key Responsibilities:

Act as a Liaison: Serve as the point of contact between the project team (including architects, engineers, etc.), material suppliers, subcontractors, and the operations team. Procurement & Material Management: Research and shop around for the best prices on materials to ensure cost efficiency. Oversee the ordering and delivery of materials, ensuring items are inspected on arrival, stored correctly, and meet the required quality standards. Maintain and organize storerooms to ensure materials are properly stored and easily accessible, keeping stock counts up-to-date. Regularly monitor inventory and reorder materials as necessary, ensuring no project delays due to shortages.

Subcontractor Coordination:

Communicate and work with subcontractors to ensure they understand the project scope, design phases, start dates, and deadlines. Frequently follow up with them to ensure adherence to requirements and schedule. Team Briefing & Support: Provide clear briefings to the team and subcontractors ensuring they have the necessary tools and materials to carry out their tasks. Check in regularly to ensure adherence to project schedules and design instructions.

Maintenance Support:

Collaborate with the operations team on the ongoing maintenance of systems and equipment across the resort. Identify issues, assign tasks to in-house or subcontracted teams, and ensure necessary materials and machinery are available to solve the problem. Preventative Maintenance: Implement and uphold a culture of preventative maintenance across all resort equipment and tools (heatboss, salto, spa equipment, water pumps, car chargers, laundry equipment, kitchen equipment, etc.).

First Responder Role:

Act as the first point of contact for operational issues across the resort. Identify problems, take action to resolve them, or escalate to the appropriate personnel, ensuring all relevant information is passed on to avoid delays or inefficiencies. System Knowledge: Gain an understanding of the systems in use at the resort and ensure equipment is properly maintained and used, assisting the team in troubleshooting and minimizing downtime.

Budget & Cost Control:

Help manage the project budget by tracking costs and ensuring the project remains on track in terms of both time and spend. Monitor and manage procurement spending, ensuring materials are within budget and adjusting as necessary. Hold the team and subcontractors accountable for material use and avoid any over-runs or waste. Review invoices, manage discrepancies, and ensure payments align with project costs.

Required Skills & Experience:

Project Management Experience: Prior experience in a project management or assistant role, ideally within construction, maintenance, or facilities management. Procurement & Inventory Management: Proven ability to source and procure materials at competitive prices and manage inventory effectively. Organizational Skills: Strong attention to detail and ability to keep multiple tasks and deadlines organized and on track. Communication: Excellent interpersonal skills with the ability to work with a diverse range of stakeholders (subcontractors, suppliers, team members).

Problem Solving:

Ability to identify and resolve issues efficiently and effectively, particularly in fast-paced environments. Proactive Attitude: Strong ability to take initiative and keep projects moving forward. Technical Understanding: Some technical knowledge or willingness to quickly learn about resort systems and equipment. Physical Stamina: Ability to move between different site locations and handle the physical demands of the job, including occasional lifting and equipment handling.
