MAIN RESPONSIBILITIES
. Deliver first class customer service.
Provide informed and accurate information to residents.
Consistently deliver the Moda service standard to residents and all visitors to the building.
Communicate in line with brand values.
Manage working relationships with suppliers and contractors.
Respond to resident enquiries (meeting all agreed KPIs).

H&S COMPLIANCE
Supporting the Maintenance Manager and Senior Technician to review & monitor all suppliers on site following RAMs where required and comply with H&S and CDM/statutory requirements as per contractor management procedures.
Support the Maintenance Manager and Senior Technician in conducting inspections, regularly checking equipment, machinery, and facilities to identify maintenance needs or hazards, and ensuring compliance with relevant regulations.
Help to maintain accurate PPM records for inspection, whilst supporting with weekly/monthly/quarterly PPM testing.
Responsible for the safe use and on-site storage of maintenance supplies, materials and stock control.
Promote a safe working environment.
MAINTENANCE
Assist with a range of maintenance tasks as required, including minor joinery, plumbing, general repairs, painting, and touch-up works. Whilst ensuring clear communication with residents and the wider team, and provide regular updates to the Maintenance Manager on job progress.
Update systems to track works effectively.
Support apartment maintenance inspections and repairs. Including preparing apartments during the resident move in/out process.
Waste management services including bin rotation, weekly pull outs and return.
Furniture rotation, assembly and tracking.
BUILDING OPERATIONS
Proactive delivery of property maintenance including grounds and communal areas, whilst building up a detailed knowledge of the building layout and apartments.
Daily development walk around (am/pm).
Submitting material and supply requests to the Maintenance Manager & Senior Technician.
Report all H&S and security issues or concerns to upper management, and work with the wider team to form resolutions.
Attend out of hours emergencies if required.
With training, able to use other systems and software packages.
MARKETING AND LEASING
Ensure void periods are minimised by prompt turn-around of apartments following end of tenancy.
Provide feedback on suggestions for improvements to reduce voids.
Support inventory and check out inspections.
Propose marketing material to encourage residents to report maintenance and utilise services (cleaning, maintenance).
FINANCIAL AND REPORTING
To coordinate/close reactive jobs in a timely manner.
KNOWLEDGE, ATTITUDE AND SKILLS
Previous experience in residential property (hospitality or private rental sector preferred).
Excellent customer service and communication skills, with the ability to demonstrate sensitivity and understanding of residents' needs. A positive attitude with energy, enthusiasm, and a good sense of humour.
Must be pro-active, dynamic and able to use initiative to enhance the reputation of the building.
Professional presentation, confident and outgoing in nature, who is a strong team player, and happy to assist the wider team to achieve a bigger goal.
Well organised, ability to problem solve and works under pressure with great decision-making skills.
Proactive and dynamic, taking ownership of core duties while effectively managing multiple tasks and prioritising workloads.
Flexibility in working hours & adaptability.
Good level of computer literacy using Microsoft Word, Excel and Outlook.
Understanding the importance of achieving deadlines and ensuring quality output.
To ensure confidentiality and security of all business, client and customer documentation/ information.
Ability to work effectively under pressure in a fast-paced environment, maintaining accuracy and consistency. Demonstrates a can-do attitude and a willingness to go the extra mile.
