The Self-Storage Facility Manager is responsible for the efficient and profitable operation of one or more self-storage facilities. This position oversees daily operations, maximizes occupancy and sales, ensures property maintenance and security, manages customer relations, and supervises any on-site staff. The manager acts as the primary point of contact for tenants and prospective customers, ensuring a positive customer experience and the smooth running of all facility operations.
Key Responsibilities
Customer Service & Sales
o Serve as the first point of contact for customers, handling inquiries via phone, email, and in person.
o Promote rental of storage units and related services, providing facility tours and explaining pricing, unit sizes, and leasing terms.
o Process rental agreements, collect payments, and manage tenant accounts, including addressing delinquencies and sending notifications regarding late payments or auctions
o Resolve customer issues promptly and professionally to ensure high satisfaction
Facility Operations & Maintenance
o Open and close the office daily, ensuring all security systems and entry points are functional.
o Conduct daily walk-through inspections to check locks, cleanliness, and overall facility condition.
o Perform or coordinate minor repairs, maintenance, and cleaning of storage units, office, restrooms, and exterior grounds
o Monitor and maintain security systems, lighting, and surveillance equipment to ensure tenant safety
Administrative & Financial Management
o Accurately log all transactions, tenant data, and correspondence using property management software.
o Manage facility budgets, generate financial reports, and track occupancy and revenue performance
o Handle limited retail sales (e.g., packing supplies), following proper cash management procedures
o Maintain organized records of leases, payments, maintenance, and other operational activities[5].
Staff Supervision (if applicable)
o Recruit, train, and supervise facility staff, including scheduling shifts and monitoring performance.
o Hold regular team meetings to discuss operations, customer service, and maintenance schedules
Marketing & Business Development
o Market the facility through online listings, local advertising, and community outreach to attract new customers and retain existing ones.
o Plan and implement promotional activities to increase occupancy rates
Required Skills & Qualifications
Excellent customer service and communication abilities
Strong organizational and time-management skills.
Proficiency with computers and property management software
Ability to work independently and exercise sound judgment
Basic knowledge of facility maintenance and safety procedures.
Experience in sales, property management, or a related field preferred.
Ability to perform minor physical tasks (e.g., cleaning, light maintenance).
