Mechanical Site Manager - Custodial Facility

Project Overview

Oversee day-to-day mechanical operations within a secure custodial environment--including HVAC, plumbing, plant rooms, and critical mechanical infrastructure. Your leadership will ensure operational continuity, regulatory compliance, and high-quality delivery across all building services.

Key Responsibilities

Manage mechanical subcontractors and engineers in performing installations, repairs, maintenance, and commissioning of mechanical systems (plumbing, HVAC, hot & cold water, boiler plant). Ensure all works comply with specifications, budgets, and timelines, using RAMS and method statements to uphold site safety. Conduct routine inspections, risk assessments, fault diagnostics, commissioning and snagging across mechanical plant and services. Maintain accurate documentation: site diaries, inspection records, test logs, certificates, and handover packs. Coordinate with M&E teams, facilities management, security staff, and estate managers to minimize service disruptions. Ensure compliance with building regulations, prison standards, and Health & Safety legislation. Supervise emergency call-outs and out-of-hours mechanical operations as required.

Required Experience & Qualifications

Minimum 5 years' experience

as a Mechanical Site Manager or Supervisor, ideally within custodial, institutional, or high-security facilities. NVQ Level?3 / HNC / HND in Mechanical or Building Services Engineering (or equivalent degree). SMSTS (or SSSTS) and CSCS Gold/Black card. Experienced with HVAC, plumbing, plant operations, commissioning, and mechanical maintenance in complex environments. Strong knowledge of mechanical testing, handover processes, and site safety procedures. Excellent leadership, communication, organisational, and problem-solving skills. Full UK driving licence; security clearance (SC/EL1 or ability to obtain) is essential.
