We are seeking an enthusiastic, customer-focused

New Homes Sales Advisor

to manage the sales process for our new build developments. The ideal candidate will excel at building strong relationships with prospective buyers, delivering exceptional customer service, and maximising sales opportunities while upholding the company's brand, values, and compliance standards.

Key Responsibilities



Sales & Customer Service



To provide an exceptional customer experience from first enquiry through to completion. Proactively follow up leads, enquiries, and appointments to convert prospects into reservations. Conduct professional sales presentations, show home tours, and site viewings. Match new properties to registered applicants on the database and coordinate viewings for completed homes and properties under construction. Proactively call through registered applicants and utilise the database to generate viewings on new build homes. Understand build plans, specifications, and off-plan sales to confidently advise customers on future phases and plot options. Maintain a strong understanding of product specifications, development plans, pricing, and incentives.

Negotiation & Deal Closing



Negotiate offers between buyers and the developer, aiming to achieve a positive outcome for all parties. Assist buyers with making informed decisions by providing relevant property details, market information, and financial considerations. Work closely with all parties including solicitors, brokers, and site teams to overcome obstacles, finalise agreements, and guide transactions smoothly to legal completion.

Marketing & Promotion



Coordinate with the marketing team to promote properties on social media, property websites, and other marketing channels. Support the creation of engaging content for marketing campaigns, show home launches, and promotional events. Provide feedback on customer engagement, enquiries, and campaign performance to enhance marketing activity.

Market Research & Knowledge



Stay updated on the local property market, monitoring trends, pricing changes, and competitor activity. Use market insights to support sales strategies, pricing discussions, and customer recommendations.

Administration & Documentation



Prepare and maintain accurate sales paperwork, reservation forms, and customer records. Ensure CRM systems are kept fully updated with all customer interactions and progress. Liaise with solicitors, brokers, and internal teams to ensure smooth progression from reservation to legal completion. Produce regular sales reports as required by management.

Compliance & Standards



Ensure all sales activity complies with company policies, industry regulations, and consumer protection standards. Maintain a high level of presentation across the office, show homes, and marketing suites. Protect buyer confidentiality and handle documentation securely.

Teamwork & Collaboration



Work closely with site managers, marketing teams, and senior management to ensure alignment on sales targets and development progress. Share customer feedback to support continuous improvement in product and service delivery. Attend training sessions, meetings, and promotional events as required.

Skills & Experience



Essential



Proven experience in new homes sales or estate agency, property sales, or a customer-facing sales role. Strong negotiation, communication, and interpersonal skills. Ability to build rapport quickly and manage long sales cycles. Highly organised with excellent attention to detail. Confident working with CRM systems, Microsoft Office, and digital communication tools. Must be able to drive and have transport to conduct viewings to site.

Desirable



Knowledge of the new build housing market, construction processes, and off-plan sales. Understanding of mortgage finance, buying schemes, and reservation procedures. Weekend working experience (typical requirement in new homes sales).

Working Hours



Predominantly Monday to Friday 9am - 5pm, to include 1 in 4 Saturdays (can be agreed) with a day off within that week for any Saturdays worked.
