The Role



As Onboarding Property Manager, you will play a pivotal role in the client lifecycle. Partnering closely with the Head of New Business, you will manage the transition of incoming developments into Red Rock's portfolio -- a critical moment where standards must be flawless.

You will be the custodian of first impressions, ensuring that every detail -- from service charge budgets to governance checks -- is executed with precision. Ultimately, your work secures client confidence and sets the stage for long-term partnerships

Key Responsibilities



Lead the end-to-end onboarding of new developments, ensuring compliance with TPI and regulatory standards. Build strong first relationships with Resident Directors, Freeholders, and Leaseholders of prestige assets. Conduct building and common-area audits to benchmark and maintain Red Rock standards. Oversee lease reviews, service charge budgets, and Section 20 consultations (training provided if required). Coordinate handovers from outgoing managing agents, ensuring all data, records, and documentation are captured accurately. Appoint and oversee contractors, guaranteeing quality delivery. Collaborate internally with the property team to ensure seamless transition into established account management. Represent Red Rock at client meetings, pitches, and site visits -- requiring professionalism, confidence, and occasional travel or early starts.

What We're Looking For



Experience: 4+ years in property management, ideally covering prestige or high-value developments. Qualifications: MTPI/ATPI (or equivalent) strongly preferred; demonstrable commitment to governance essential. Professionalism: Calm under pressure, detail-obsessed, and credible with high-net-worth stakeholders. Skills: Advanced IT literacy, strong communication, confident decision-making, and superb organisation. Practicalities: Full UK driving licence, access to a car, and willingness to travel (including overnight stays).
