Maintenance of our properties forms a key part of our contract with residents, the service has to provide the right level of property maintenance to protect a buildings long term value and ensure repairs are undertaken in a timely and efficient manner to safeguard the level of resident satisfaction built up in the business.
To continuously monitor resource availability, new and total workload and individual job priorities, within responsive repairs
Make immediate adjustments to work programmes, keeping residents informed, and keeping the responsive maintenance management team updated on how they need to adapt to meet performance targets in the longer term.
About you
Key to the success of the maintenance service is the ability to communicate to residents our proposals, to listen to feedback and then deliver to the agreed targets, particularly in terms of delivery, quality and time. The post holder will be involved in ensuring we are continually reviewing and updating what we are doing to achieve these goals.
The knowledge of our past performance and a record of what needs to be achieved in the future, which is all contained in the housing management system, enables the postholder to optimise how resources are deployed.
The postholder will be extracting and analysing all the available information and utilising this to the advantage of the business, making efficiency savings to reduce the cost of responsive repairs.
The role can be varied and can involve regular reprioritization of work and resources to meet targets. This requires agility and creativity, however the ability to plan and manage for the longer term, showing resources effectively managed to deliver greater value for money, is as important.
The role requires flexibility, and the candidate can expect to be used across all workstreams within the repairs department, including, but not limited to, responsive day to day, voids, planned and servicing to suit the needs of the business.
