About The Role
Portfolio Property Manager
We're seeking a proactive, detail-oriented Portfolio Property Manager to oversee a diverse portfolio of clients and deliver a seamless management experience -- from legal completion through to end-of-tenancy.
Specialising in portfolio client management, you'll act as the key point of contact for clients throughout the property lifecycle. You may be required to attend handovers and key collections upon legal completion, manage the resolution of any snagging issues, and ensure all remedial works are completed efficiently.
Key Responsibilities
Client Portfolio Management
Attend property handovers and key collections on behalf of clients.
Coordinate snagging surveys and oversee the timely rectification of any defects.
Deliver home demonstrations for tenants and manage all aspects of tenancy, including inspections and deposit negotiations.
Prepare accurate portfolio reports and contribute to annual budgeting.
Property Management
Manage all pre- and post-tenancy works, including routine and emergency maintenance.
Oversee health & safety compliance and conduct regular property inspections.
Schedule check-outs, handle deposit disbursements, and manage dilapidation claims.
Ensure timely payment of invoices and liaise with clients for required funds.
Participate in block and facilities management, attending client meetings as needed.
Reporting & Systems
Compile compliance and condition reports following inspections.
Support monthly and quarterly reporting cycles and annual budget preparation.
Use internal systems such as Aspasia, Hub, Fixflo, and Microsoft Office applications.
What We're Looking For
Experience
2+ years' experience in a similar property management role.
Demonstrated success in building and maintaining client relationships.
Skills & Qualifications
ARLA qualified (or working towards certification).
Excellent communication and relationship management skills.
Confident working independently as well as collaboratively.
Calm under pressure, with strong attention to detail and organisational skills.
Up-to-date knowledge of relevant property legislation.
