We are looking to recruit an enthusiastic, hardworking, and organised Property Manager to join our team and help oversee the family portfolio.
The right Candidate will be required to manage a portfolio of residential and student properties across Warwickshire, liaise with suppliers and Agents to ensure the smooth running of the business.
You will need to be highly motivated, keen to provide excellent customer service and have a pro-active work ethic.
You will be closely working with the family to provide an excellent service and be required to work on your own for large parts which makes organisational skills essential.
The role can be challenging at times and would ideally suit someone who has had experience in administration work and thrives on finding solutions to problems. Alongside the day-to-day tasks, you will be required to ensure all legal certification is kept up to date, and schedule site visits when necessary.
The role is 30-35 hours per week with some flexibility to be agreed upon.

Managing telephone calls and correspondence (emails, letters, packages etc) action as required
Maintaining property safety certification schedules
Organising safety certification renewal visits with relevant tradesmen and agents -issuing keys for access where necessary
Maintaining key storage system, signing out/in, ordering replacements as required
Maintaining parking systems at properties where relevant. Issuing permits & fobs, invoicing for permits. Reporting unauthorised parking to car parking management company
Logging income/expenditure for rental properties in the 2 companies.
Invoicing and collecting rent from self-management properties
Logging expenditure for new build/development projects for VAT Returns
Basis accounting duties eg reconciling income and expenditure data with company bank statements
Collating and printing of accounts information for annual tax returns for all the companies
Maintaining personnel files with personal, payroll, annual leave and other data
Liaising with Suppliers eg Utilities queries, WDC for bins or council tax queries, tradesmen for maintenance work, invoice queries etc
File management - digital and hard copy filing systems, archiving.
Managing desk diary & appointments etc
Maintaining office supplies and ordering as required
Assisting colleagues as required
Skills & Requirements -
Excellent administrative, organisational and self-management skills
Excellent time-management skills, prioritising, planning and meeting deadlines.
Excellent communication (written and verbal) and interpersonal skills
Good MS Office knowledge and experience (Excel, Microsoft Word etc)
Good numeracy skills and familiarity with basic accounting principles
Positive and professional manner
Clear understanding of confidentiality requirements due to the nature of the business
Salary -
28,000 - 30,000 Pro Rata to 35hrs per week
