Job Description


Wates Group have a new opportunity for a Pre Construction Director to join a work winning team based in Leatherhead, supporting our Residential Business across London, Northern and Southern Home Counties, South of England and Cardiff.

Our Pre Construction Director will be accountable for ensuring all pre-construction activities across Wates Residential, aligning opportunities to the business growth plan and functional priorities set by Residential and Group Board.

Ensure all compliance and gateway approval processes are upheld, with opportunities aligned to targets. Promote continuous improvement in performance in approach to business development, bidding and conversion of second stage deals, as well as supporting on the resourcing of development and joint venture opportunities.

Work closely with Business Growth Director in the selection of opportunities, their resourcing and win strategies. Establish training and recruitment plan to support development of preconstruction as a recognised career path.

As our Pre Construction Director, you will:

  • Ensure regional pipeline & bid strategies are robust and will achieve sales targets.
  • Establish bid strategies for all bids with local team and implementation for winning.
  • Manage and present opportunities and bids to Residential Group Board, ahead of Investment Committee and Group Board for major construction tenders (> \xc2\xa340m) and all investment bids. Ensure all other bids are settled locally in line with governance requirements. Ensure monthly New Business Opportunity packs are prepared ahead of NBO meeting with Residential Board.
  • Ensure CRM [Salesforce] is consistently used and complied with across pre-construction activities.
  • Lead and manage team of bid managers, estimators, cost planners, proposals and graphics\' teams and bid team admin.
  • Support business development activity to ensure pipeline. Actively participate in external networking and connecting with customers.
We are looking for knowledge of residential sector projects up to \xc2\xa3100-150m, particularly public sector and some development knowledge would be advantageous; knowledge of optimum procurement routes and commercial contracts.
