Job Overview
We are seeking an experienced and dynamic Pre-Construction Manager to join our clients team. The successful candidate will play a crucial role in leading all pre-contract activities, working closely with clients, designers, and internal teams to secure viable and profitable projects across the education and leisure sectors.
Key Responsibilities

  • Project Planning and Strategy:
  • Develop comprehensive pre-construction strategies for each project, considering timber-frame and modular construction techniques
  • Create detailed project execution plans, including timelines, resource allocation, and risk management strategies
  • Collaborate with the design team to ensure constructability and efficiency in timber-frame and modular designs
  • Client and Stakeholder Management:
  • Serve as the primary point of contact for clients during the pre-construction phase
  • Build and maintain strong relationships with clients, architects, engineers, and other stakeholders
  • Conduct regular meetings to discuss project requirements, timelines, and potential challenges
  • Cost Estimation and Budgeting:
  • Prepare accurate and detailed cost estimates for timber-frame and modular construction projects
  • Analyse and evaluate subcontractor bids and proposals
  • Develop project budgets and identify potential cost-saving opportunities
  • Tender and Bid Management:
  • Lead the preparation of tender documents and bid submissions
  • Coordinate with internal teams to gather necessary information for bids
  • Present bid proposals to clients and participate in negotiations
  • Value Engineering:
  • Identify and propose value engineering solutions to optimise project costs and efficiency
  • Collaborate with the design team to implement cost-effective alternatives without compromising quality
  • Risk Assessment and Mitigation:
  • Conduct thorough risk assessments for each project
  • Develop risk mitigation strategies and contingency plans
  • Communicate potential risks and solutions to stakeholders
  • Contract Review and Negotiation:
  • Review and analyze contract documents to identify potential issues or areas of concern
  • Negotiate contract terms and conditions with clients and subcontractors
  • Ensure all contractual requirements are met before project handover to the construction team
  • Team Leadership and Collaboration:
  • Lead and mentor the pre-construction team
  • Collaborate effectively with other departments, including design, procurement, and construction
  • Foster a culture of innovation and continuous improvement within the pre-construction team
