The Project Manager-Interior Renovations, Workplace Planning role will specialise in the overall construction delivery and implantation of Northern Trust's workplace strategy ensuring that all user and corporate requirements are met.
The role will be based in London but will support projects across EMEA and APAC.
Additional responsibilities for the role include:Providing overall management and administration of pre?design, design, and construction and commissioning services within budget, scope and schedule.
Leading project from an internal client perspective. Coordinate internal stakeholders which includes internal clients, facilities management, global engineering, global security, IT, comms and change management.
Providing overall project cost control, schedule management and quality assurance from the design phase through project closeout.
Anticipating potential problems that may jeopardize project success and identifies alternative solutions.
Assuring that projects adhere to approved scope, are completed within budget, on schedule and at the prescribed level of quality.
Maintaining project records and produces various reports and executive facing presentations
Providing leadership to various individuals associated with each project. Manages and/or coordinates activities of technical discipline team members, specialty consultants, construction team, and project support staff.
Partnering with architects, engineers, internal technology and facilities teams during scope development, cost estimates and project scheduling
Ensuring that punch / snags lists and project closeouts are handled in a timely fashion, according to bank policy.
Ensuring adherence to corporate procurement requirements. Review and approve all project payments monitor invoice payment compliance is fulfilled and project records are complete.
Complying with governmental and nongovernmental jurisdictional authorities for permitting design approval and construction implementation.
Guiding selection of design professionals, consultants and contractors, this includes:
Preparing scopes of work
Interviewing potential vendors and evaluating credentials, references and past performance
Confirming that appropriate project authorization and funding is in place before activities begin; prepares cash flow projections and monitors financial performance.
Assessing, tracking and effectively managing critical milestone activities to avoid schedule slip.
Reviewing construction proposals and related pricing/scopes.
We deliver differentiated service in support of business goals which include:Developing relationships with key business unit stakeholders aligning requirements to project brief. Balance specific client requirements with corporate objectives and establish clear and verifiable expectations.
Leading and or facilitating presentations to end user groups on a reoccurring basis. Inclusive of Communicate effectively with staff and management on status, issues, risks, project goals and objectives. Report on program performance to senior management including highlighting issues, mitigation plans and progress.
Incorporating a change management approach throughout the project process
Providing guidance to architectural design staff to use workplace solutions that enable best outcome for project stakeholders
Exercising judgment based on the analysis of multiple sources of information
Impacts a range of customer, operational, project or service activities within own team and other related teams.
Acting as a resource for colleagues with less experience
Leveraging corporate standards where available in areas such as workplace strategy, vendor agreements, technical standards.
Coordinating project requirements and implementation between internal partners (IT, Security, AV etc.).
The ideal candidate should have a fair amount of the following skills and experience:Prior construction management experience
Ability to travel as needed to project locations
Demonstrated ability to independently manage and coordinate multiple design and construction projects.
Demonstrated ability to manage project finances, make and review estimates, negotiate contract change orders with A/E firms and contractors, and to develop and manage value? engineering efforts. Ability to perform contractor and A/E evaluations.
Demonstrated ability to review construction drawings and specifications for constructability.
Demonstrated ability to work on both long and short-term projects
Experience in managing teams and concurrent deliverables
Success in building and maintaining relationships including negotiation and change management
Effective communication skills (in oral and written form) and an ability to use a computer for email, correspondence, reports, spreadsheets and automated project management systems. Ability to create management reports.
Demonstrated ability to coordinate work with customer departments, administration, designers, other project managers, government agencies, and other service and support agencies.
Self-motivated , proactive , client focused and results oriented; take on new tasks with enthusiasm and energy.
Technical Skills: Deep knowledge of Project Management , cost management , budgeting and scheduling.
An understanding of facilities implications on implementation and execution.
Extensive Project Management expertise for interior construction in multi-tenant buildings, preferably with external qualifications to demonstrate competence and leadership capabilities in multiple markets.
Proven track record of delivering complex high profile projects, on time, on budget and to a high quality standard.
Experience in financial management of projects; average project is USD $3MM.
RFP and contract negotiation experience.
Extensive experience in managing vendors with positive results.
Able to achieve consistent best practices in project management process.
LEED or BREEAM experience preferred.
A degree in Civil Engineering, Construction Management, Interior Design or Architectural Design is a plus.
