The Role:



Reporting to the Managing Director, a Project Manager at Maxwood Washrooms Ltd is a professional person, responsible for the management and leadership of projects from handover from Sales Team through to PC with the M/C. The role is based around managing three key areas which are the Client, the Programme, and the Budget.

Your main duties will include the following, please note the following list is not exhaustive and there are many other elements to this role not included in this description.

Project Mobilization



Attending Pre-Start meeting with Sales Team where required and initiating deep dive into project after handover with DM to identify risks, challenges, opportunities, commercial or scope queries and understand project scope. Supporting the sales team in project tender support if required.

Programme



Review Contractors initial programme and highlight any concerns and ensure clear communication is achieved throughout the duration of the project, conveying lead times and any items which may jeopardise the programme dates. Liaise with the main contactor to identify the key milestones and ensure sign off is completed. You will be responsible for proactively managing the M/C to deliver within the agreed pre-lims and programme and any subcontract works associated with the scope to ensure the delivery schedule is adhered to and issue a weekly project report to M/C where required.

Commercial



Evaluate contract docs with the contract manager and identify any special project requirements. Manage all scope change and queries on the project. Prepare and submit accurate monthly valuations and applications to M/C and agree and negotiate any payless notices on payment certificates. Ensure any variations to the scope of works are processed in accordance with the contract and issued in a timely manner to the main contractor and manage the schedule of variations and process and action any Site Instructions received within 48 hrs. Record any aborted visits / delays / additional works completed on site and get daywork sheets signed and costs agreed with M/C. Record any additional costs occurred due to MWL suppliers and agree costs / savings with them and report any site issues or delays to Maxwood to CM which could have legal penalties on the contract. Track the number of pre-lim weeks on each project and negotiate extra where needed as a variation. Provide accurate cost to completes each month to support the finance team with accurate financial forecasting.

Project Management



Agree logistics, distribution, delivery procedures with the main contractor and book the agreed time slots with suppliers Manage H&S element of site activities including submitting and updating RAMS, Toolbox Talks, Weekly Returns, and Health & Safety Inspections. Resolve design or manufacturing issues on site working with MWL team. Managing weekly installation programme to ensure continuity, productivity, and profitability of installation on site for MWL. Agreeing protection regime with project team, ordering corex and ensuring all MWL product is adequately protected. As the project manager you must ensure that our installation is snagged prior to offering to the main contractor for inspection. Reviewing and action any items from daily Install Team site report. Closing out any snags and defects identified by M/C or Architect in a timely manner. Review work breakdown lines within the quotations to ensure all items have been accounted for and update programme to suit project requirements each week. To enable smooth deliveries and accurate forecasting.

Design



You will work closely with our inhouse design team to identify any mocks ups required for a project or a specific area, attend co-ordination and design meetings with the main contactor, Architect, and trades. Hold weekly project catch ups with the relevant design manager for the projects you are working with. You will issue formal records where dimensions are agreed prior to survey to go into manufacture. Alternatively, you will be expected to record accurate dimensions yourself to provide the detail for the drawings when attending site surveys if dimensions have not been provided.

Administrative



Attend monthly financial 'WIP' meetings Issuing site requisitions for site consumables, remakes, and missing items. Review and update budget forecasts monthly Reviewing O+M Manuals for final sign off ready to issue to M/C Completing Continuous Improvement reports following any site issues and NCR's if required Issue accurate programmes Health and Safety Administration including RAMS, and arranging audits, inductions etc Attend monthly team meetings both virtually and at the Headquarters in Stafford Update Project Management Software (Wrike) as required

You



You will require the following skill set:

You must have previous experience as a Project Manager, ideally in a Joinery or Washroom Environment Excellent attention to detail and accuracy Ability to work within deadlines and under pressure Strong written and verbal communication skills to lead and communicate with all project stakeholders Experience within the construction industry Working knowledge of contractual terms and conditions commonly applied by Main Contractors. Methodical and systematic approach to problem solving Motivational within a team environment Analysis of budgets and cost saving
