Location; Swindon Support Centre (hybrid working with 3 days per week in the office)

About the role

We're looking for a highly analytical and detail-oriented Property Analyst to support our property functions. This role will play a key part in providing financial insight, supporting negotiations, maintaining key reporting models, and ensuring the smooth flow of information between property, finance, and audit teams. This role is based at our Support Centre in Swindon. Key duties will include;



Regear Model Management: Maintain and update the regear model to reflect completed deals and forecasts Sales Analysis: Analyse and interrogate sales information (e.g. MCC rating appeals) to support property negotiations Capex Management: Support capital expenditure analysis for new stores, downsizes, and relocations; contribute to board reports Reporting Liaison: Work closely with our Property Advisors to ensure reporting requirements are met including deals, fees and dilapidations tracking Board Papers: Prepare and present property-related board papers, presentations and financial summaries to support senior management and board updates Budget & Forecasting: Manage budgets, track costs, and assist with reforecasting.

Review funds requests with the finance team and ensure appropriate sign off.

SDLT Returns and Turnover Certification: Liaise with the Tax team on Stamp Duty Land Tax submissions where required. Ensuring all turnover certificates are prepared and audited in line with lease requirements Finance Collaboration: Provide regular and ad-hoc data to the Finance team as required Landlord Reporting: Compile and submit landlord reports and summaries

Strong financial analysis and reporting skills Advanced Excel skills; experience with property or finance models Excellent attention to detail and ability to manage multiple data sources Strong communication skills with cross-functional teams (Finance, Tax, Audit, Property) Experience in property, finance, or real estate environments desirable
