Property Inspector - Housing Compliance Focus

Salary: 30,000 - 40,000

As part of our growth, we are looking for a professional and knowledgeable Property Inspector to take responsibility for routine property inspections, housing compliance, and tenant condition reporting.

The Role:

This is a field-based role where you'll conduct property inspections, identify potential hazards or breaches, and ensure all properties meet safety and legal standards. You'll report directly to the management team, providing clear insight into property condition, risks, and improvements.

This role is ideal for someone with experience in housing compliance, a strong grasp of legislation (Housing Act 2004, HHSRS), and an eye for detail. It suits someone with a background in local authority inspections, lettings, or property compliance.

Key Responsibilities:

Carry out regular inspections of rental properties Assess condition and ensure properties comply with safety, health, and legal standards Identify issues such as damp, overcrowding, fire safety risks, or disrepair Ensure properties meet Housing Health and Safety Rating System (HHSRS) standards Liaise with tenants, contractors, and internal teams regarding necessary actions Produce accurate written reports and photographic records Support the business in meeting Housing Act 2004 and landlord responsibilities Assist with licensing, deposit scheme compliance, and tenancy breaches when needed
Requirements:

Strong understanding of the Housing Act 2004 and HHSRS Experience in property inspections, housing compliance, lettings or EH roles Excellent attention to detail and confidence working independently Strong written and verbal communication skills Full UK driving licence and own vehicle (mileage paid or allowance provided) IT literate (comfortable using inspection/reporting software or apps) Formal HHSRS training (desirable but not essential if experienced)
Working Hours:

Monday to Friday, approx. 37.5-40 hours per week Field-based with travel across Leicester Flexibility for occasional urgent follow-ups or inspections
