We are looking for an experienced

Property Maintenance Manager

to look after a small number of large, high-end family residences from 5,000 to 30,000 sq ft in and around southwest London, with oversight of two luxury properties in France. These are exceptional properties and provide for luxurious accommodation and technologically comprehensive systems.

The position reports to the Property & Refurbishment Manager and works with a Property Management Assistant. You will need to have considerable experience of both hands-on maintenance management with an emphasis on service, including the management and administration of multiple specialist contractors and suppliers, as well as a practical and determined approach.

You will be the kind of person who treats each property as if it was your own, and you will know every detail about the M&E systems and their settings, AV and lighting configuration, down to the decor in every room - and ensure that the planned service contracts are in place to maintain each property in pristine condition.

An assured individual, you will be able to provide a high level of service, with the tenacity, attention to detail and problem-solving skills to ensure that Richstone continues to be successful.

You will have experience of:



Mechanical Systems Management



Oversee and coordinate contractors responsible for all mechanical systems, including air conditioning units, pool equipment (pumps and plumbing), air-handling units, saunas, steam rooms and building management systems. Ensure optimal operation of heating and cooling systems, ground / rain / foul pumping stations, and fresh-water boreholes.

Electrical Systems Oversight



Manage contractors maintaining internal and external electrical systems, including architectural, water feature and landscape lighting, as well as audio-visual systems such as home cinemas and integrated sound systems. Supervise maintenance of security, fire and intruder alarm systems, automated gates and passenger / dumbwaiter lifts.

Grounds and Gardens Management



Coordinate the upkeep of all external estate areas, including soft and hard landscaping, water features, irrigation systems, pest control and general facilities maintenance.

Estate Maintenance and Upkeep



Ensure the ongoing presentation and maintenance of the estates, addressing all aspects of general upkeep to a high standard.

Planned and Preventative Maintenance



Develop and implement a comprehensive maintenance schedule for the building fabric, including internal and external finishes, fixtures and decorative elements.

Utilities Management



Oversee the administration of all utilities, including gas, electricity, water, council tax and associated licences, ensuring timely payments and compliance.

Compliance and Certification



Ensure full compliance with all property ownership obligations, including gas safety certificates, electrical installation condition reports, lightning protection, fall arrest systems, and relevant insurance requirements.

Pay: 40,000.00-45,000.00 per year
