Position Overview:
We are seeking a proactive and experienced
Lettings Maintenance Manager
to oversee the property maintenance operations for our extensive portfolio. The successful candidate will play a pivotal role in ensuring that all managed properties are maintained to the highest standards, providing a seamless experience for our landlords and tenants.
Key Responsibilities:
Maintenance Coordination:
Act as the primary point of contact for landlords, tenants, and contractors regarding maintenance requests and issues.
Prioritise and schedule maintenance tasks to ensure timely resolution.
Property Inspections:
Conduct routine and ad hoc property inspections to assess conditions and identify maintenance needs.
Prepare detailed inspection reports and liaise with landlords on recommended actions.
Contractor Management:
Source, vet, and manage relationships with reliable contractors and suppliers.
Negotiate pricing and oversee contractor performance to ensure quality and efficiency.
Compliance and Safety:
Ensure all properties comply with legal requirements, including gas safety, electrical checks, and landlord certifications.
Keep up to date with relevant legislation and advise landlords accordingly.
Communication:
Maintain clear and consistent communication with landlords, providing updates on maintenance progress and resolving disputes where necessary.
Document all interactions, agreements, and updates in the property management system.
Requirements:
Experience:
Proven track record in property maintenance management or a similar role within the lettings industry.
Skills:
Exceptional organisational and multitasking abilities.
Strong interpersonal and negotiation skills.
Proficiency in property management software and MS Office Suite.
Knowledge:
Familiarity with property legislation and compliance requirements.
