Property Manager
to join our dynamic team and manage a diverse portfolio of properties.
Role Overview:
As a Property Manager, you will be responsible for the efficient management of a portfolio of residential or commercial properties. You will ensure that all properties are maintained to the highest standards, handle tenant relations, manage financial aspects of the properties, and ensure compliance with relevant laws and regulations. You will be the main point of contact for both tenants and landlords, ensuring smooth operations and delivering excellent customer service.
Key Responsibilities:
Property Management:
Oversee the day-to-day management of a portfolio of residential or commercial properties.
Conduct regular property inspections to ensure properties are maintained to a high standard.
Coordinate repairs, maintenance, and any necessary refurbishments.
Ensure that properties comply with health and safety standards and legal requirements.
Tenant Relations:
Act as the main point of contact for tenants, responding to their queries and concerns in a timely and professional manner.
Coordinate tenancy renewals, including negotiating terms and preparing necessary paperwork.
Handle tenant complaints, disputes, and requests for repairs or improvements.
Ensure all rental payments are collected on time and address any arrears promptly.
Manage property invoices, contractor payments, and general financial records.
Legal and Regulatory Compliance:
Ensure compliance with all relevant property laws, health and safety regulations, and industry standards.
Ensure all tenancy agreements and documents are properly drafted and executed.
Manage the process for end-of-tenancy inspections, deposit disputes, and legal actions if required.
Reporting:
Provide regular updates to property owners on the status of their properties, including financial performance and maintenance reports.
Ensure all property management software systems are up-to-date with tenant and property information.
Key Requirements:
Previous experience in property management, ideally in residential or commercial sectors.
Strong knowledge of property laws, regulations, and industry best practices.
Excellent organisational and time-management skills.
Strong communication and customer service skills.
Ability to manage budgets, financial records, and service charges.
Proficiency in property management software (training can be provided if needed).
A proactive, solutions-focused approach to problem-solving.
ARLA or IRPM qualifications (or working towards) are advantageous.
Full UK driving license (preferred but not essential).
