Property Manager - Care

Covering the Scotland Region

35 Hours per week

Salary \xc2\xa343,208.80 annum and car allowance

The Role

The role is responsible for the end to end lifecycle of Care Homes, including defining and commissioning investment projects. You will also be responsible for cyclical programmes as well as leading the implementation of general maintenance and compliance activities within a portfolio of Sanctuary Care Homes. This role is home based with weekly site visits with potential overnight stays.

In addition the role will:

  • Implement and support the implementation of the Property Management Strategy and associated delivery plan, ensuring that resources are correctly planned and prioritised.
  • Act as a point of contact for day to day issues such as reactive maintenance issues, escalations, contractor performance and cyclical and capital investment
  • Manage a team of three people
  • Responsible for circa 18 care homes - you will be required to travel around the homes
  • Negotiate and agree best value for purchases and contractor services.
  • Manage resource utilisation and expenditure against agreed budgets and forecast position
  • Responsible for Revenue and Capital budgets in excess of \xc2\xa33M per annum
The Person

To succeed in this role, you will have recent experience within a similar role. You will have a building related degree and ideally qualified to RICS Associate status or equivalent. Robust knowledge of building regulations, legislation and current practices is essential.

Experience in the following would also be advantageous:
  • Planning, monitoring and delivering reinvestment/planned works programmes
  • Contract Administration and Financial Management e.g.
  • Stock condition data / survey reports
  • Outline scope of works / programme
  • Budget estimates and financial approval
  • Cashflow forecasting and financial reporting
  • Project Team Progress Meetings
  • Construction Project stages, from Inception to Completion, then Handover and Maintaining
  • Inception and Briefing Stages
  • Design stages - outline, detailed, production design
  • Mobilisation - CDM, Asbestos, Site logistics, stakeholder engagement
  • Construction - progress meetings, valuations, contract administration, final accounts
  • Completion/Handover - Snagging, Certificate of completion, final accounts (and dispute resolution), O&M Manuals (including warranty and maintenance plans)
