We now have a second vacancy for a Property Manager!
ESPC Lettings are looking for a confident, self-motivated team player to join our busy property management team. The successful candidate will have great organisational skills, the ability to show initiative and an eye for detail.
Ideally you will have experience in property management, but if the right candidate displays the skills and confidence we're looking for, this is not essential.
You will be based in our George Street Property Lounge, working full time Monday to Friday - 9 - 5.30pm.
You'll receive a competitive salary depending on experience and after a successful probation period you will be eligible for the ESPC Lettings quarterly bonus plus company's discretionary annual bonus.
Responsibilities include:
Manage routine inspections in timely manner liaising with tenants for access as required
Carry out routine property inspections providing detailed reports to be sent to landlords/tenants
Identify required maintenance or proposed refurbishments and liaise with landlords to obtain quotes and instruct works
Manage compliance for properties and instruct all required safety certificates to ensure properties are compliant with safety requirements and meet Repairing Standard
Manage the move out process at the end of the tenancy including conducting the move out inspection, providing final report to share with landlords and tenants and instructing works required at the end of a tenancy
Process deposit return at the end of a tenancy, handle any deposit disputes.
Identify required maintenance or proposed refurbishments and liaise with landlords to obtain quotes and instruct works
Action repairs/maintenance which have been reported to you including assisting tenants with troubleshooting, instructing jobs, chasing up contractors to ensure jobs are complete, arranging access with tenants, updating landlords and seeking authorisation for works where necessary
Log jobs onto SME Professional (software system)
Handle insurance claims including obtaining estimates, liaising with landlord and insurance company, and instructing works
Provide support and cover within team for any absences
Handle HMO application / renewal
Monitor payment inbox and process contractor invoices for timely payment by finance team
Carry out routine key audits and chase any outstanding keys
