Property managers are at the heart of our business. They are responsible for ensuring that our tenants, landlords and properties are professionally looked after, from the first letting right through to the return of the deposit. We treat every property as if it's our own, and every tenant and landlord as if it were our experience.

As a Property Manager at Smart Investment & Management, your role would be diverse and varied, both desk and field based and centred around the intelligent and efficient management of workload, processes and a busy schedule.

We are looking for an experienced Property Manager to hit the ground running and make a difference in our business, working within a small team you will be at the heart of the day to day running and management of our property portfolio.

You will need to be able to take responsibility and make decisions on the go, albeit with the support and guidance of your line manager where required.

Determination to succeed in what will be a fast paced and challenging environment and will be highly motivated in achieving your goals.

Key Property Manager responsibilities:



Draft, prepare and sign all necessary tenancy contracts & working with the tenancy co-ordinator to ensure a smooth check in and referencing process.

Facilitate tenant move-ins in line with the company's check-in procedures.

Handle all tenant enquiries from the beginning of the tenancy through to the return of the deposit.

Accurately document all communications--via phone or email--into the CRM to ensure a complete and up-to-date record of interactions.

Communicate effectively with both tenants and landlords to deliver high-quality service, identifying and assessing issues, guiding tenants on matters within their responsibility, and liaising with contractors to secure cost-effective and quality solutions on behalf of landlords.

Maintain a complete and functioning set of keys for each property within the portfolio.

Coordinate daily access requirements and ensure the correct keys are prepared in advance.

Schedule, track, and analyse annual safety inspections, ensuring all certifications remain current and compliant.

Organise and conduct routine property inspections, arrange any required remedial work, and continuously update records in the database.

Initiate rent reviews and tenancy renewals at least three months before the lease end date.

Ensure the CRM system accurately reflects the current status of all properties under management.

Review contractor invoices, approving or querying as necessary.

Conduct final inspections and inventory check-outs at tenancy end, and coordinate any required works to prepare the property for re-letting promptly.

Process final costs and invoices following the final inspection and facilitate the return of deposits as instructed.

Attend off-site appointments, including property viewings, inspections, inventories, and other operational duties.

Maintain a clean, tidy, and organised workspace and office environment.

Perform any additional tasks as required to support the effective operation of the branch and company.

Bonus structure & Perks



35 per agreed let 10 per negotiated renewal (subject to rent review, contract length and landlord approval) 20 for each 5-star google review which mentions you and the company performance. Day off for your Birthday. Company social events.

Pay: 26,000.00-28,000.00 per year
