The Role
We're hiring a proactive Property Manager to oversee a portfolio of residential properties (including HMOs), ensuring smooth tenancies and
100% compliance
. You'll act as the main point of contact for landlords and tenants, delivering exceptional service with minimal property visits.
Key Responsibilities
Manage a large portfolio of mixed properties across various local authorities.
Handle tenant and landlord queries from move-in to move-out.
Ensure full compliance with HMO and lettings legislation.
Coordinate maintenance through platforms like FixFlo, working with contractors and stakeholders.
Conduct or manage property inspections, renewals, and handovers.
Serve notices (Section 8/21) and manage deposit protection and disputes.
Keep up to date with current legislation.
Drive continuous improvement to support Hello Neighbour's growth.
What Success Looks Like
100% compliance across your portfolio.
Prompt communication and fast issue resolution.
Helping the company maintain a Trustpilot score of 4.7 and above.
Delighted landlords and tenants reflected in positive online reviews.
Effective collaboration with colleagues and external partners.
What You Bring
3+ years of experience in residential property management (including HMO knowledge).
Confident managing a high-volume portfolio independently.
Strong organisational, communication, and problem-solving skills.
Comfortable with tech platforms like FixFlo, CRM tools like HubSpot, and Microsoft Office.
Quick adaptability to new technology (especially while being developed)
ARLA Level 3 qualification/ CELA qualification (or working towards this).
Working knowledge of the lettings industry and relevant legislation.
A genuinely, kind, considerate and approachable manner that supports both our landlords and our tenants. Without one, we do not have the other!
