Job Description

Lev Properties are looking for another Property Manager to join their busy and growing Letting & Management team. We currently manage over 900 properties across Liverpool, with 10-20 new properties acquired each month.

Responsibilities:


1. General Maintenance Oversight:

- Ensuring that all systems are update, Fix Flo and Arthur.

- Scheduling and overseeing regular maintenance tasks such as landscaping, cleaning, and pest control.

2. Handling Repair Requests:

- Responding to tenants' repair requests and prioritizing them based on urgency.

- Ensuring repairs are completed in a timely and efficient manner.

- Communicating with tenants about the status of repair requests.

3. Vendor and Contractor Management:

- Hiring, managing, and overseeing third-party contractors and vendors for specialized services like electrical work, plumbing, or major repairs.

- Reviewing and negotiating contracts with service providers.

- Ensuring contractors are licensed, insured, and meeting safety and quality standards.

- Ensuring the Handyman team have all jobs booked in and organised.

4. Budgeting and Financial Management:

- Approving maintenance-related invoices and making sure payments are on for the accounts team.

- Finding cost-effective solutions for repairs and maintenance.

5. Compliance and Safety:

- Ensuring the property complies with all relevant local councils and building codes and safety regulations.

- Ensuring that all maintenance activities align with safety standards to protect tenants, staff, and visitors.

6. Tenant Relations and Communication:

- Keeping tenants informed about upcoming maintenance or repairs that may affect them.

- Addressing tenant complaints and ensuring satisfaction with maintenance services.

7. Emergency Response:

- Developing and implementing emergency maintenance plans (e.g., water leaks, power outages, heating issues).

- Being available for emergency situations and coordinating quick responses to minimize damage and disruption. - emergency phone is passed around the team, only to be available when it your weekend to only answer the phone 35 per call.

8. Record-Keeping and Documentation:

- Maintaining accurate records of repairs, maintenance work completed, and associated costs.

- Keeping track of the maintenance schedule and ensuring that all tasks are completed on time.

- Preparing reports for property owners or management regarding the status of property maintenance.

- Keeping track and ensuring certificated for Gas, ECIR & EPC are given out and received back in the correct timing.

Qualifications:


- Previous experience minimum of 2 years as a Property Manager or similar role
- Proficient in using property management software such as Fixflo and Arthur or similar platforms
- Strong administrative skills, including data entry and record keeping
- Excellent phone etiquette and communication skills
- Ability to multitask and prioritize responsibilities effectively
- Knowledge of fair housing laws and regulations
- Upselling skills to promote additional services or amenities to tenants
- Familiarity with office procedures and equipment
