Our Client
Our client is a successful property management company based in Southeast London. Their portfolio ranges from residential blocks, strategic land, and commercial buildings.

The Role
The office property manager is responsible for overseeing the management and operations of all managed properties, ensuring they are well-maintained, safe, and meet the needs of tenants. This role requires strong organizational and communication skills, as well as the ability to handle various responsibilities simultaneously.

Key Responsibilities
- Respond to tenant inquiries, concerns, and requests promptly and professionally.
- Develop and maintain positive relationships with tenants to ensure high tenant satisfaction.
- Address and resolve any tenant issues or complaints effectively.
- Conduct regular inspections of properties to identify maintenance and repair needs.
- Coordinate and oversee maintenance and repair work, ensuring timely completion and quality.
- Collaborate with contractors and vendors to obtain competitive bids for services and negotiate contracts.
- Manage lease agreements, including lease negotiations, renewals, and terminations.
- Ensure compliance with lease terms, including rent collection, late fees, and lease expirations.
- Maintain accurate lease files and documentation.
- Prepare and manage the annual property budget, including operating expenses and capital expenditures.
- Monitor and control property expenses, ensuring they are within budgetary guidelines.
- Review and approve invoices, ensuring accuracy and timely payment.
- Ensure compliance with building codes, safety regulations, and environmental standards.
- Conduct regular inspections to identify and address potential health and safety hazards.
- Coordinate emergency response procedures, including evacuation plans and communication protocols.
- Source and manage relationships with vendors, contractors, and service providers.
- Negotiate contracts and service agreements, ensuring favourable terms and cost-effectiveness.
- Monitor vendor performance and address any issues or concerns.
- Develop and implement marketing strategies to attract and retain tenants.
- Collaborate with leasing agents to showcase available properties to potential tenants.
- Participate in tenant showings and lease negotiations as needed.

Qualifications
- Bachelor\'s degree in business administration, real estate, or a related field (preferred).
- Proven experience in property management and maintenance.
- Strong knowledge of leasing, property maintenance, and building operations.
- Excellent communication and interpersonal skills.
- Proficient in property management software and Microsoft Office Suite.
- Strong organizational and multitasking abilities.
- Ability to work independently and solve problems effectively.
- Full UK Driving license

Work Hours
5 Days a week. Monday to Friday 9am \xe2\x80\x93 6pm
Option of working weekends.
