Property Manager - HMO & Temporary Accommodation

Full-Time | Rent-to-Rent Property Business | Location/Remote



Are you someone who thrives on autonomy, genuinely cares for others, and knows how to strike the perfect balance between empathy and efficiency? We're looking for a dedicated Property Manager who brings structure, creativity, and accountability to everything they do.

In this role, you'll take ownership of a portfolio of HMO properties and temporary accommodation units, ensuring they're safe, well-maintained, and running smoothly. You'll need a sharp eye for detail, strong people skills, and the confidence to make independent decisions in the best interest of the business.

We're looking for someone who doesn't just manage properties, but contributes to the growth of the business by creating systems, improving processes, and maintaining strong relationships with tenants, landlords, and contractors.

Core Duties & Responsibilities:

Operational Autonomy:

Make sound, independent decisions daily using available resources, always in the best interest of the business.

Process Improvement:

Proactively identify areas for improvement and implement systems, templates, or tools (like spreadsheets) to streamline operations. For example: creating custom welcome letters/templates for each property, including those used for Temporary Accommodation (TA).

Budget Management:

Manage a monthly maintenance budget responsibly, prioritizing urgent repairs while keeping track of expenses and ensuring cost-effective solutions.

Team Building:

Source and manage a reliable network of maintenance professionals and handymen.

Tenant Management:



Conduct viewings, screen applicants, and select suitable tenants. Be responsive and proactive in handling tenant queries, maintenance issues, and disputes.

Landlord Communication:

Maintain clear, professional, and efficient communication with landlords regarding all property issues and updates.

Inspections & Compliance:



Conduct regular property inspections and produce detailed reports Enforce and uphold all relevant safety standards and legislation taught during training, particularly in relation to HMO and TA regulations.
What We're Looking For:

A self-starter who takes initiative and ownership of their role. Strong communicator who is prompt, clear, and professional in all interactions. Emotionally intelligent and able to manage boundaries effectively with tenants while remaining compassionate. Organized and detail-oriented - you don't let things slip through the cracks. Tech-savvy, with experience creating and using systems to improve workflows. Knowledge (or willingness to learn) HMO regulations and temporary accommodation standards. Experience in a similar property management or lettings role is ideal.

Job Type: Full-time

Pay: 23,000.00-28,000.00 per year
